I've been looking for a DVC Property for a couple of months now. I have found that Boardwalk Villas is declining in what people are asking for it and I see some for $55 a point. Does anyone know why? Am I missing something?

Disney has first rite to refusal for the price. They will buy it and keep it
 
Personally, as a buyer, I quit looking for BWV contracts when SSR was introduced with lower maintenance fees and longer contract period. Perhaps other buyers are similarly swayed?
 
BWV expires in 2042, which I think plays a part in the dropping price. I would still buy BWV over SSR because of the location and views.

demand is declining. not sure if it's because it is a 2042 resort or not.

DVC has not been exercising ROFR on BWV contracts lately so that's a nonissue.
 
Do you get it during Food & Wine or early December? That's when I like to go.
I've never asked during those dates. I need BWV for a conference scheduled in Jan or Feb each year.
 
I actually started looking at boardwalk villas because it has a earlier date of expiration. I'm not sure what's going to happen in the future but I will be 61 when boardwalk contract ends. I can't imagine going any longer than that

LOL, I would be surprised if you DIDN'T get in for those times. Along with May & September, those are the easiest times to book anywhere at 7 months. Glad it's been working out for you. I love staying at the BWV.

Our home is AKV and the F&W is exactly why I want to find a small contract with a nice pricetag! I am personally glad that the prices are lower, from a buyers standpoint.

I will be in my mid-70's when 2042 comes along. I am guessing that I will be done with the contract as well. And if you really think about it, 2042 is still 31 years away --- that's a long time to have access to the Boardwalk and have pre-paid vacations. Plus, there is always the possibility of an extension.

For a small contract, I don't see the MF difference between this resort and the others as being a big deal breaker -- I want to stay on the Boardwalk for F&W!

Got 7 nights in a standard view this year. I hear that's impossible to get during Food and Wine. Maybe I should write up a case report on the subject as proving the impossible wrong?

BTW - I love my home resort. I don't mind when others stay at it. Curious why it's a problem when "outsiders" stay at yours? :surfweb:popcorn::

I don't think the poster has any issue with others staying at BWV. I think she was simply wondering if the person who said she got BW views without issue was doing it during the busy times.

Nothing with DVC is every impossible, but getting rooms at BWV during F & W or early December is certainly a lot less likely for those that don't own there.

To OP, we are adding on at BWV and paid $55/pt (cleared ROFR). We bought there because we want home resort advantage and don't want to chance things at 7 months. I am not sure why there is such a decline in the price but I can say it was the reason we bought.

Why???? I'm 61 right now and I've got two trips booked and a third one being planned. :cool1:

If you think your life will end before your that OLD, it might! :confused3

Celebrate your life every day and make sure the people you love know you love them and enjoy WDW into your 70's and 80's like I plan to do. :woohoo:
 
People sell their contracts at lower prices when they have a larger contract or if they want a quick sell. When you think about the price that many BWV's paid originally, it's possible they are still making a profit even at $55 per point.

LOL! :lmao: I'm 61 and I just BOUGHT a BWV contract and plan to use it for many years to come. :hippie:
