Boardwalk questions; Small contracts

Here are some questions regarding DVC

I would love to get the Boardwalk.

I would like to buy a small amount (say maximum 100). I would try to buy more at a later stage.

First two questions;

When I have 2 or more contracts, when making a reservation, do I have to make a reservation per contract? (Say I need 150 points, I have a contract of 100 and 50, will Disney see this and take it from the both contract or do I have to make separate reservations?

What is the smallest Boardwalk contract ever been sold? Is there any as small as I would like?

If I would get a small contract I will have to pay for it on a monthly basis (unless I win the lottery)

So my next questions

On resale;

How much do I need to put down up front?
What time period is normal or accepted when paying for small contracts?

No...MS will combine your points to make one ressie as long as the UY follows the 7 to 11 months rule

Through resale you can get 25 to 50 points contracts but they are bought up pretty quick. Through Disney there would be a 150 minimum first purchase.

If you purchase through Disney they can finance you for 10 years. Its a pretty easy process. I'm not sure about financing if you buy resale. The TTS can answer that question for you.

I did not buy resale so this I can't answer but through Disney you can put 10 to 20% down and finance for 10 years at 10.75%.

Resale is a great avenue to get the smaller 100 points contracts. But also remeber that these at BWV, BCV, VWL tend to go quick. You can always call the time share store and put in a request of what you are looking for.

As I recall, with my resale I had to send in a few hundred in earnst money, then the remainder at close - about a month or six weeks later. If you need to finance, a home equity loan or line of credit may be your best bet. You will need to pay closing costs, and you should understand that small contracts carry a premium. Tom Yeary (Timeshare Store) has lowered closing costs on these, but they usually go for more than the price point on a 150 point contract - the demand is simply there.
 
We bought our original contract through DVC for SSR.

Before we even made our first trip down as DVC members, we decided to try and do a small add on at BW as we wanted to be able to stay there in early December.

We contacted our guide and he put us on a wait list for a 50 point contract.
We figured 50 points would assure us a room at BW once every two years (bank and current year).

It took less than a month for our add on to come through from DVC.

I did not get the impression you were a current member. If that is the case, I believe the only resort you can buy into straight through DVC is the current one they are selling, which is SSR. 150 points is the minimum starting point.

But, if you go resale, you can buy less than that, if you are lucky enough to find a small BW contract that has not been snatched up. Then to my knowledge, once you own, no matter how you acquired that contract, you can add on through Disney.

thank you for the info so far. Just to let you know; I am from Belgium, the only way I could get DVC is when I am at WDW. Disney cannot sell to newbies who live in Europe (exception UK).

Keep those remarks and info coming.

While you may only be able to purchase thru Disney while at WDW (you can still puchase any of the resorts thru Disney- not just SSR), you CAN purchase any/all of the resorts thru resale right from your home. There are no sales restrictions with resales. You can purchase as few as 25 points (if you can find them), at any resort.

Just contact The Timeshare Store to let them know what you are looking for. They will contact you when something becomes available.

I've been thinking about you. From your post, it sounds like money may be tight (smalled contract, how much to put down, when, buy more later). And I think you should carefully consider if it is a good idea for you. You may be far better off renting points. The up front costs are just the beginning of owning DVC. There are maintenance costs. For you, there is a significant investment in travel costs. Plus park tickets, food. Disney vacations aren't cheap for anyone, and I can imagine airfare from Europe isn't cheap. Once you are in, you need to use those points somehow every three years. I suppose you could rent them if you decide not to travel, but that could be more of a hassle than its worth.

Good luck with whatever you decide. If you are looking for a small contract, I'd call Tom as well as the other DVC resellers (you should be able to find the other big two by Googling, but I'll do Tom the favor of not giving you any more hints than that) and let them know what you are looking for. Many small contracts never hit their web sites, they are immediately sold to clients the resellers know are looking for a small contract.

I lean in the direction that having several small contracts is better than having a large one. My first purchase was a 200 point VWL contract via resale, OK, not so small. But, from there on, I've done small add-ons directly with DVC even adding on at BWV

I think the benefit with smaller contracts is that should you ever decide to sell, they are pretty easy to sell and tend to go for a slightly higher price.

Hi there Crisi,

thank you for this responce. The reason for smaller contracts is indeed the money. I could buy a small contract now and add on every year or two years untill I own what I need. Another reason would be to protect myself a little. In case something would happen and things got thight I could wait a year to add on...

If planned well I can get a flight for $600 a person (and I do have a free flight coming up because of my points). With a family of three I could do this every 2 years, maybe even every year. Unless I would have to pay DVC every month... I guess if I would start with a small contract I could use it every two to three years and after a little saving I would have the points I needed without a big loan. (Don't know if this made sence)

I am aware of the yearly cost and this would be no problem. All of this is calculated in the plan

For the Holiday I planned to take I would need just over 100 points. That could be a week at the Boardwalk every year during Halloween month. That would make me happy enough.
