Blackout period in December

Can you all please explain what the first 2 weeks of December means for those of us who have submitted a contract but haven't yet received points?

If waiting for ROFR, do those decision shut down for 2 weeks?
If ROFR is cleared but closing not completed, can you not close until Dec 16?
If the closing is completed, will you not have the deed recorded?
If the deed is recorded, can you not have a new account created with DVC and/or points deposited until the period ends?

I've searched the forums, but couldn't figure out which services specifically stop during this period or if it is all of them. Thank you, everyone!
 
Not sure about ROFR, but IIRC, that is not impacted.

Basically, during those two weeks, MA doesn’t process the transfer of contracts so anyone who has not had their account set up before the shut down date, won’t see anything until after Dec 16th.

The actual closing and deed recording isn’t done by DVC. It’s by the title company so that timeline won’t be impacted at all.
 
We have a contract waiting to be closed. The title agency mentioned they cannot close until Dec. 18th.
 
Our title agency said the same thing. They have all the documents and wired money from us and the sellers, but they said they won’t be able to close until the 18th.

Which title agency is this? I finished up a contact 2 weeks ago. Everyone has signed and funds sent .. Now we sit and wait. I did reach out and didn't get a good response on why it hasn't closed.

MA shut down on December 1st for the dues loading.

If they had not yet processed your contract by then, then it means the transfer work related to it won’t open until after they finish the dues work.

Sounds like you did close and have it sent before the 1st, but it too close to the shut down to have it worked on.

They said it hasn't closed yet. I guess I'm just anxious to get my money. I keep asking why every party has completed their paperwork and the other party sent their money and yet nothing has been completed and I haven't been paid .....but radio silence...🤷
 
Disney said they were not doing any closing and transfers from December 1st-17th. I don't anticipate hearing anything the 18th at the earliest.

I thought you were the buyer and not the seller. If everything is in and it’s not officially close and deed recorded, that has nothing to do with what is going on with MA.

That is an issue for your title company. But, some title companies will not release funds to a seller until the buyer has their account set up and verified the points are as represented.

Not sure if that is something your title company does but I would ask.
