Hi

We are thinking of buying a DVC timeshare, but do we buy SSR or a re-sale. I was wondering if we rented our points our would it effects people decisions to buy if my home was say SSR. Do you have to pay any extra if we wanted to stay at OKW even though our home is SSR. Sorry for the q's I am so confused.

We are thinking of buying 500pts and then we can rent out 250 each yr to others. We are unable to go each year and it may help with fiance and annual dues. Is this a good idea?
 
If you own at SSR, it costs nothing extra to book a stay at any of the other DVC resorts. You just have to wait 7 months out to book a stay at anything other than SSR. Some of the more desirable places/rooms MAY NOT be available at 7 months out, but many people have reported successes. Something in short supply, but desireable would be Boardwalk View villas for example.

PS. Also each resort has pluses and minuses. One benefit that I think of OKW is the ability for very reasonably priced Grand Villas. However, that alone has not been enough to push me into buying there. At least, not until now. Maybe in the future when our extended family grows up. In many ways, I think the resale prices of OKW is the best value in DVC.
 
I didn't vote your poll because which DVC resort to buy is a personal decision. What I like, you may not. There are people here who love Boardwalk, yet don't like Beach Club (and vice versa). You need to see which resort best meets your needs.

If you really want that Boardwalk or standard view at BWV then depending on when you travel, you may want to buy there. Same thing if Stormalong Bay is a must.

I love all the DVC resorts and it's not an issue if I cannot stay at my "home," Boardwalk (if I plan a last minute trip during a busy time).

If you are buying to definitely rent out points then I would suggest BWV, BCV or WVL. They are smaller than OKW & SSR. All three resorts are popular destinations for the Food & Wine Festival and the Holiday Season.

I think most here would agree that laying out the money for 250 points that you don't need is not a good idea, even if you plan on renting them out. Renting points out isn't a particularly easy transaction as it requires trust on both sides.

Also, if Disney sees you regularly renting half your points each year, they could construe that as a pattern of commercial renting that they could block at some time. I think that is highly unlikely, but is something to think about.

I'd save the money on the additional 250 points and let that help with financing and annual dues. It will go a long way in that regard.

I agree with the commercial renter bit, but with only 250 points I doubt you'd stand out in the system as a profiteer. My fear for you is you'll upgrade your tastes to larger units and have none left to rent. I'd start small, you can always add-on if you decide to later.

Another thought is consider how long you stay on each trip. If I remember correctly, my friend in the UK said "traditionally everyone spends 2 weeks on Holiday". Now if this is true for your family as well, then taking into consideration when you plan on visiting and finally, which resort you plan on buying into, purchase the amount of points you really need. You can always add on.

But I agree with the person who said to buy points with the intention of renting is risky. I've had extra points on occasion and have rented. But it's not always as easy as it seems.

So to chime in with the others, start out with what you need and then if you feel you want more, then you add on.

I don't disagree with your points here. Like I said, I don't think Disney is worried about the 250 point per year renter. Just wanted to point out possibilities, however remote.

More to the point is that buying points with the thought of mostly renting them (the "extra" 250 in this case) is probably not a great use of money.

I totally agree with both of Granny's posts. Why buy points you don't need? Remember that those "extra" points are still going to come with annual dues. For me, the hassle of renting points and worrying about whether or not someone who rents is going to do something to cost me money at the resort is a greater risk than I am willing to take.

I also would advise to start out with the 250 and see how it goes. When we purchased, we started out small (230 points) and then added on another 150 after we knew how we were using DVC.
 
OOPS! Forgot to say that I also did not vote in the poll. What you really need to do is visit all of the DVC resorts and look at the pros and cons of each as YOU view them. For example, I LOVE OKW, and that is where I own. I like that we traditionally have lower dues, and the accommodations are the largest at WDW. I also like that it feels more like a vacation home than a hotel. Many here LOVE BWV and BCV.....NOT my cup of tea, so you see what each of us thinks may not be best for you at all.

Was there a reason you left HH out of your poll?
 
We bought BWV earlier this year.

This is how I think it stacks up.

OKW - Great point charts, Bigger Rooms, affordable GV
BWV - Option of Standard and Preferred Accommodations, Location
VWL - Magic Kingdom Area, Smallest Resort, Great Decor
BCV - SAB, Great Decor, Location
SSR - 12 more years, newest, point charts?

Since hindsight is 20/20, I would have looked at OKW a little bit more, and would have paid attention to maintenance fees.

In the end, we would have still bought BWV because DH and I absolutely love the resort, and love the idea of either staying on the Boardwalk or getting a great room for less points for standard.

Its really up to what is important to you!
 
You might want to wait a little longer as the rumors are flying that sometime in October, DVC will make an announcement of a new DVC resort.

Everyone is watching for this to come true. :cool1:
 
Have to vote for Wilderness lodge villas because that's what I bought.

Thanks for the advice. Dh said we would buy 250 points so we could stay every other year for two weeks. However, dh will want to rent some points for us to rent a studio in BCV and then perhaps buy SSR so we could save on annual dues. I also heard about a new resort maybe opening. We will hold fire and see. Its such a difficult decision to make. I love BCV Bruce likes SSR and BWV he wants cheaper dues so he would be prepared to take the risk in case he could stay at BCV also the 12 year option is more appealing. Do you pay extra forthose 12 years?

As of August, SSR was a bit more up front per point, although I'm not positive what current the going rates are for all the resorts so don't quote me on that.

You do pay more for SSR in the long run considering you'll have an extra 12 years in MF which increase over time but those fees look tiny compared to some other resorts right now. It's worthy to note that DVC has no cap to how much the fees can increase on a yearly basis. Just because SSR is the least expensive today doesn't mean they will be in 10 years.

One more note... My guide had told me that I might do better waiting for my son to become a CM (in January) and get the CM discount through him, but then again maybe not... implying there very well could be a substantial price raise before January.
 
I have noticed the price keeps going up and up. Dh wont buy yet until he has stayed here :rolleyes: some times its like getting blood from a stone.

Yes, the price does keep going up and up. The ONE regret we had was that we didn't buy DVC when we first learned of it. We decided to wait until we could pay it all up front. When we first learned of DVC, the price was $59 a point or something like that. By the time we bought our first contract, it was $62.50/point, and our second contract was $65/point. Now it's up over $100, so in this case, time IS money!LOL!
