best rate for a WH 3-br TH?

:goodvibeshi all, searching for a 3-br TH (or condo) in WH for september. what is the best price you see or have gotten in the past? Thanks!:goodvibes
 
Well do u want a townhome or a condo? Townhomes have a small private splash pool and condos have no pool.

Both are large and you can still use the large public pool and hot tub.
 
We got $1250 all in for 2 weeks in July. The rate he charged was a lot less than what was showing on the website.

I was pleased with that rate. It is a townhome/splash pool.

We are paying $784 for a week in Nov. for a townhouse. If you go to the windsor hills site www.windsorhillsrent.com and do an inquiry with what you are looking for you will get lots of responses. Within 12 hours I had at least 10 owner responses with varying prices. Since its Sept. you might be surprised at the deal you can get. I may have been able to get a cheaper rate but I liked his reputation, cancel policies, and contract requirements and pics. Good luck!

Thanks for the replies everyone! So it sounds like owners' rates can be negotiable? Do you think I have negotiating power since I'm planning during a "low" season?

I don't know about negotiable. I've never tried to get them to come down on their price. But there is certainly a wide swing among owners. I have gotten back anywhere from the $550 to well over $1000 for the same townhouse layout (same # bedrooms, etc). It pays to shop around. I am looking for a particular bedroom layout (with them having the kid's room upstairs and a queen/full downstairs) so I have to be a little more picky. The one we stayed in last year was great but had the opposite layout.

at that rate, I don't know how the owner is covering costs.

Cost = 550

take out sales/utility taxes leaves approx 486
take out cleaning fee perhaps 60 (and that is super cheap estimate) leaves 466
take out utilities (say $100 per week) leave 366
HOA fees - not sure what they are but I would guess $100 per week, perhaps more, so that leaves 266
property taxes? perhaps $80 so that leaves approx $186 for mortgage, insurance, maintenance, repairs, management company charges. That is working out on covering 52 weeks a year which is impossible.
 
I just booked with these guys for October...3/3 townhome, splash pool, all taxes, etc, 7 nites, 8 days for $635 total. They are having a massive sale and September seems to have more availability, but I'm not sure what week you were looking for. Check it out! :banana::banana:
