Best DVC Home resort for point Rental Potential - GF or Riviera?

Hello All!

I haven't posted in here siiiince, like 2011?? I have since forgotten all my login info and so I've created a new account to pose an inquiry for all of you learned and DVC educated folks.

Hubby and I will be initiating our 200 point Direct DVC purchase this week or next week and I was curious about how renting out my points would play out:
  • We are leaning towards GF over Riviera for a few reasons, but we would like to rent out some of our points while our family grows and we are happy in studios. Is GF a great option in terms of actually getting those points rented out; is there fair demand for GF rentals? Just wondering if Riviera is a better bet in terms of consumer rental demand.

With the addition of resort studios, I think that will be a big feature for the rental market so it seems that it would be a good choice.

However, I would still make sure that whichever resort you choose is the one you prefer to be at when you use your points. We own both and RIV is our favorite of the two...but, if all things are equal, then I would think that VGF might have the slight edge...though, we do not rent so I have no first hand experience trying to rent either.
 
I would pick GF all day, no one in our family is a fan of the Rivera other than it's on the skyliner. IMO the resort itself isn't great.

Having toured both in the last 24hrs, I would concur. RIV is nice. But it’s a Marriott. Reminds me of the Marriott Lakeshore Reserve Vacation club in Orlando although the Marriott is much smaller.
We aren’t 100% thrilled with VGF either but of the 2 I’d go VGF.
 
I would make the choice first based on what you want as your home resort, and not worry too much about which one rents for more, for a bunch of reasons.
This. The style of the resorts is very different. One is more modern elegance and the other is more Victorian style elegance. One has monorail access to MK, the other has skyliner access to HS/Epcot. Assuming this will be your only contract (for now) where do you see yourself wanting to be more frequently? If you do have future plans to add on, where do you think that will be? BC/BWV? Maybe consider VGF over RIV. Poly/BLT? Maybe consider RIV over VGF. Good luck with your purchase!
 
All owners are different, but I would go with VGF.

VGF is Disney' flagship resort, its within walking distance to MK, RIV is not within walking distance to anything.

Even though VGF point chart is higher than RIV, VGF would still be my choice.

Should you ever need to sell, my guestimate would be that VGF will have a higher resale value compared to RIV, because of the restrictions. Some dont care about that, and expect to keep the contracts to the very end - myself I dont plan to sell, but I honestly dont know what my life will be in like 10-20 years from now. I certainly hope I can continue to go, and eventually bring grand kids etc,
 
I think the std view boardwalk rooms and value AK probably rent the best. Given the choice of vgf or riv, vgf. Also with riv you will have fierce competition from resale buyers who are locked into only riv. I think riv will have a lower rental price because of this
 
I agree with all the advice here as well. If you're already leaning VGF for other reasons, I certainly wouldn't switch to RRE for rental potential. They both rent well, with VGF having an edge in that regard.

We are going to stick to our original plan of VGF based on our initial preferences and the advice given here. RIV is beautiful and has its merit but if I am sticking to the mindset of “buying where you want to stay”… that is immediately VGF and NOT Riviera.
