We are going next month. Have just started to look into DVC. I am a Disney fanatic :crazy: I just get so happy when I get there! DH not so much. This is going to be a hard sell for him. I already know there is no way we will be able to buy in this year (looking to pay off our house this year). So my question is should I not even look at talking to the DVC booth this year? If I did the tour do they keep a record of this, so they know you didn't take advantage of an incentives they might have offer, so they won't offer it again?

They do have a plan that you don't have to be at Disney to buy in, right? Also how long do you think it will be before SSR is sold out? Sorry if these are silly questions but I need to know!

These aren't silly questions at all, so keep asking 'em!
There is no rush, paying off the house is very important, so don't pressure yourself.
I don't think you should not look into speaking with the CM's at the DVC booth, never hurts to talk to them. They don't pressure you. They do keep track of takes the tour (as far as I know).
You most definately do not have to be there to buy in. I wasn't! I came HOME from a WDW vacation, w/relatives that hadn't been since they were little, on 12/4/04 and bought in over the phone 12/6/04!
I think it will be a little while before SSR is sold out. My purchase is part of 'phase 2' which means I haven't closed yet-3/31/05 because phase 2 hasn't been finsihed building. Phase 3 isn't supposed to be completed in '07.

i agree...we also took the tour and signed on the spot...but when we returned home, we got buyers remorse and backed out. Knowing at some point we would like to purchase again, so several weeks ago, we called our guide (same one as before, so yes they keep all your info) and we made the purchase over the phone! Actually we recieved better incentives this time around! I also think it will be quite some time before it's sold...also asked my guide about future resorts and he said that after SSR is sold their would be more....so you have plenty of time!!!! You can purchase over the phone only if DVC is licensed to sell in your State. For every resort they must get new licenses for each State. That's why when a new resort first starts it takes awhile to get all the licenses.

I'm positive by now they would be licensed in Pennsylvania, but just thought I'd answer that they're probably not licensed in all 50 states. They might not license in Montana, or Alaska, for example, as there would be too few buyers to justfy the license costs and legal fees.

Of course, anyone can purchase while they're physically at WDW, no matter where they live.
 

I love WDW my husband not. We too have paid off our house. I bought into DVC myself (and put my kids on as joint tenancy with right to survivorship, they get it when I'm gone). If my husband doesn't want to go with, I'll go with friends or alone! Interestingly enough, my first trip in October? DH is going too!

We, too, are Disney freaks! Typically, we vacationed about 1-2X a year. When they were in the final stages of selling out Boardwalk, we took the tour, but couldn't justify the expense. We wanted to pay cash, to avoid any interest/monthly payments. Plus, it was just the 2 of us, and we had computed that we'd use about 80 points a year. 150 points was more than we wanted to spend, and more than we could use. But, we knew we wanted to join, so we started putting a little away each month.

Then, we found the DISBoards! We had no idea about the resale market. We were VERY lucky to come across a OKW resale (our first choice, due to the point cost and maintenance fees) with 100 points! And, it was about 15-20 points cheaper than buying new direct from Disney!

The negatives to resale, in my opinion, are that at SSR, you get the extra 12 years. That's pretty big. Plus, I think they're giving an extra 100 points to use this year. That's pretty nice, too. Is it worth the extra 15-20 points? Well, that's up to you.

If you're trying ot convince your DH, here are a couple points that won us over...

1. This goes against everything I thought (and probably most other timeshares), but DVC has continued to INCREASE in value! I think, when they first started, points were around $56. Those same owners are able to get in the mid $70's for resale. Logically, at some point, they will probably start to lower in value, since the time left will be decreasing, but as long as Disney continues to exercise ROFR, there's a built in floor.

2. If you vacation at WDW at least every year, it really does pay for itself. These computations are based on our usage, and are estimates (so I don't have to do all the math), but you'll get the idea. We bought 100 points for $73 - with closing costs is came to $77/point. So, $7700 out of pocket plus about $400 a year for maintenance. To make it easy, lets say the average maintenance fees, over the life of my contract, is $650. So, 37 years X $650 = $24k + $7700 = about $32k. Take that total cost of $32k divided by 37 years = $865/year cost to own. With our 100 points, we can stay about 12 nights in a studio (OKW, no weekends, cheap seasons). So, this year, we actually have THREE vacations planned. We have two 5-day (4 night) vacations, and one 4-day (3 night) vacation. (BTW, we purchased AP's - what a great deal THAT turned out to be!). So, we figure, we are paying about $72 a night to stay in a room that has a rack rate of about $250. Another way to look at it is... we're paying about $300 a week to stay IN WDW, and experience 24 hours a day, the Disney magic. And this is in 2005 dollars!!! 10 years from now, when the rack rate is $400 a night (very realistic), we're still paying $72 a night! AND, our points will probably still be worth about what we paid for them (maybe more!).

I'd recommend checking out the Rent Board - you should be able to rent some points for $11-12 each. Try renting some points and vacation there first. We usually stayed in a fair-priced hotel outside of WDW (for cost reasons), before. Last year, when WDW had that special $77 a night for moderates, we stayed at POFQ. BIG DIFFERENCE! If you've never stayed on property before, it's worth it. We just got back from our first trip "home." Honestly, we were BLOWN AWAY! It was even that much nicer at OKW than at POFQ! And this was in a studio! I can only imagine what a 1BR would be like! I'd bet, if your DH got to experience what it's like to stay in a DVC resort, then saw it's actually cheaper in the present and practically a STEAL in the long run, you'd have a pretty convincing arguement to buy.

When you say DH is not a Disney fanatic, what do you mean? Not a theme park guy? Okay - does he like golf? How about hanging at the pool? How 'bout jet-skiing? Fine dining? If you are going to be there for any length of time, he will find something he likes. You've been before and he's going back, so there must be something he likes there.

Hard sell? That really depends on how DVC fits with your future vacation plans. I think a lot of us DH's have a bias against timeshares because we've heard all the horror stories. The fact is, Disney has taken a long hard look at timeshares, and they have fixed most of the drawbacks. When he sees that -- provided DVC fits for your family -- he may not be as hard a sell as you think.

The math works, the flexibility is incredible; it's just a question of whether it is for YOU. The real key is -- is it a good fit for your family? If it's not, be realistic and don't try to make it fit.

By all means, take the tour! And take DH with you, so he can see for himself and ask all the questions he wants. There is absolutely no pressure, and if you don't take the tour, you are missing a golden opportunity to see first-hand what DVC is all about.

If you drive over to Saratoga Springs, you might also want to take a half hour and drop by Old Key West on the way back. (It's right down the street from SSR). That will give you an idea what the oldest and least expensive DVC resort is like.

Incentives? The incentives that will apply are those which are in effect when you buy - whether you've toured once, or a dozen times, or not at all. Don't worry about the incentives.

I don't have anything extra to add. But I just wanted to say how impressed I am that many of you have your house already paid for!! It will be a long time before I'll be even close to having mine paid for :rotfl:

If you really don't want to purchase now and want to purchase later, I would stay away from these boards. That was my original thinking but after hearing all the positives and excitement I just had to join in on the fun! We are in the process of purchasing a small resale contract :teeth:

Tell me about it!! I have a fantastic vacation at the GF :love: scheduled for next month, but I don't even think about it anymore (I've done all the planning I can). So now I'm on my next Disney obsession: DVC! I'm going to go crazy with this knowing I can't do anything this year. Man if this is my biggest worry right now I am the luckiest person out there!
 
I would suggest taking the tour if you can talk your husband into it. It would be good to compare the rooms between DVC and the resort you are staying in that trip.

if you need some financial ammo, there are some decent spreadsheets at: http://www.mouseplanet.com/dtp/dvc/ that explain the savings of DVC.

If he likes the rooms at SSR (or wherever you tour), then you can certainly compare the cost of staying at the GF (or whereever you normally stay) with the cost of the same amoutn of visits using DVC.

basically, when in doubt, aim for the wallet! hehe
