2004 and 2005 annual dues paid

$77 per point
buyer pay all closings cost
escow serivce, title insurance,etc
+ $200 Disney Transfer fee, OC/$20/ROFR FEE

I was shocked DVC excercised ROFR
 
No way!!! That is definately why the resales are jumping through the roof. I just posted a new thread a bit ago asking why the prices were so high...now I know. Plus my guide told me today that they will only sell the older resorts for $89 per point, firm! Now this makes sense as to their ROFR. At a certain point, if you don't care where you stay, you could sell your points and buy new SSR points at a break even...plus get 12 more years. This is surprising to me.
 
Disney is salivating at that...........your gonna lose it for sure............
 
Maybe it was the dues being paid for 2005. What was the final price per point? DVC normally doesnt care if a contract is stripped, because they have plenty of forfeited points hanging around to make that contract whole. The dues being paid significantly lowered the cost per point.

If they clear $10 or more they normally take it. Im sure the waitlist for add-ons has them purchasing anything they wont lose money on.
 

waitlist for the BCV is now close to three yrs..........they will buy every contract from what i understand because even stripped to the bone they will make it back at 89 a point and soon to be 94 a point
 
Boy times have changed! Just 4 months ago we purchased BCV, 210 points, all 2005 and 84 remaining 2004 for $77.pp. A little uncertain about it at the time, but now I'm sure glad I listened to everyone here who said the one thing they regretted was not buying sooner.

and am starting to believe it could be true

WOW, could it be true, that BCV is headed to $94 per point, before July 1,2005??
 
that is the rumor all through the organization..........they know full well that the resale market is humming..........BCV remains the destination of most who want to buy because of the pool............word is the exclusivity thing will be used again in their next big project........it works almost as well as the ROFR in keeping the market values up............the small number of rooms also helps
 
Bongo - Do you think the same is true for the other resorts (BWV and VWL) to go to $95, or is it just the BCV? My guide said the BWV list was very long as well, but he didn't say how long.

do you know of any area, near the yacht club, that could be turned into VILLAS?

this is one rumor, i heard, but did not make sense to me
 
i think they will split things up.........no one will pay 94 a point for OKW but they will for the others..........and disney will offer different price points.........
 
i have heard the road accross the street is being looked at awfully hard..........but alot of work would have to be done to get the water in there..........and it still may happen but no one is sold on it yet.........

I believe that all DVC I REsorts,will go to $94 per point
but DVC guides, will give incentives
for okw,HH&VB
and no incentives fo WL,BW or BCV

while WL&BW, wait lists are not as deep as BCV
they exist
according to my DVC guide

Not every contract. I just passed ROFR last Friday, a BCV 160 points contract April use year with all 2005 points available at $78 a point, buyer pays for m/f and closing, and seller pays for transfer fee.

Where did you see that? I would LOVE to add it to the ROFR thread, but I would like to ask the person's permission first.

Well, it certainly looks like $78/pt. is the magic number @ BCV (but for how long?).

Yeah, but that's $78 STRIPPED!!! A $78 per point was taken by Disney yesterday that had partial points for 2005.
