What is the reason the BCV is almost always listed at a higher price than BWV, OKW, SSR, VWL, AKV and is generally equivalent to BLT? Is it just the pool?
 
Great pool, great theme, small size, proximity to the Boardwalk and neighbor to EPCOT and, to a lesser extent, HS. Proximity to EP is particularly desirable during F&W and the holidays.

None of the others that you listed have that combination of appeal (other than BWV, which is much larger); and that is despite a contract expiration of 2042, which is earlier than all, except BWV!
 
Smaller resort, pool (of course) and basic supply and demand. Fewer BCV owners wanting to sell contracts. I do think if you are patient and willing to make reasonable offers you will find that you can get BCV with current year points for at least $10 to $15 per point less than a similar BLT contract. I am in closing now on one that ended up being priced significantly lower than that too. I made a LOT of offers though before one was accepted.

Just our opinion but for us it is Disney's best resort:

- can walk to 2 parks (avoid buses)
- really handy to Epcot World Showcase
- best pool
- beaches and cream
- with the boardwalk a wonderful place to hang out, walk, go for a run
- the little store is handy (coffee, quick snack)

Having said all that we actually own at Boardwalk (mainly due to the 10 point / night standard room rate in January) and it is our second favorite resort for some of the same reasons.
 

BCV is a smaller resort, more limited availability. I paid $86/pt for a 50 point loaded contract 1 year ago. Prices now seem very close to direct after closing, etc. If you like the Epcot Resort area, it has less rooms available than BWV although higher point chart when compared to standard view at BWV. The pool is awesome! We spend the whole day at the pool during the summer & love every second of it !
 
We are adding points at BCV because we want to have the home booking advantage for weekends during F&W and for Marathon weekends. We've been successful booking BCV in the summer at the 7 month window but it is harder but it is tougher for weekend trips when there are events happening at Epcot.

My family loves BCV, the kids love the pool and DH and I love having Epcot in our backyard!
 
Already been stated in other ways but it comes down to this:

Supply and Demand.

Low Supply, High Demand = Higher resale price.

If you want to see high resales, look at VGC in Disneyland. Exact same issue, only there is no competition from other resorts there.
