BCV Annual Meeting

We almost always get the survey to fill out after stays as well. So, then we would count as members, but not owners of BCV. From what you're saying, then, you think that the satisfaction percents are coming from those surveys. Is that correct? And if that's the case, then the numbers would be representing DVC members who have stayed at BCV, right?

It's only because you were at a BCV meeting that I'm asking. Do you think that the other meetings gave the % of satisfaction for those resorts?

I appreciate the feedback you are giving. It will be awhile before we're able to get away that early in December, and I would like to go to a meeting.

Bobbi :)

I'm truly guessing about the surveys. Disney seems to have a number of ways to get information and those surveys are only one. The percntages given were called "Member" satisfaction surveys - not "owner" satisfaction surveys - so the results are not necessarily only from owners at each resort (nor should they be' IMO).
I would assume other resort GMs have similar information about survey results for their specific resorts but can only report what was provided at the meeting I attended. I am not a BCV owner, but found the information interesting and much of the meetings are general DVC info pertinent to all members.
While those in the audience cannot participate in the business meeting - there are opportunities to ask questions about the budget and later opportunities for general questions and comments.

Doc,

Were all the mattresses, both bed and sofa, too be replaced at BCV in 2006? Is it my understanding that now they are replacing the sofa bed themselves in 2007?

Does anyone know it the original mattress replacement is complete? We are scheduled to be at BCV in February and were looking forward to all new mattresses.

Doc, thanks for the report. It's interesting to read about what happened at the meeting.

Well, I attended the meeting in Dec 2005 and the plan was to have new mattress' done by the end of 2006-I too was anticipating a new mattress for my October visit, but from what I'm reading, it's still not comlpleted.

Doc,
Are you sure that those numbers on customer satisfaction were for BCV? I attended the OKW meeting, and they gave those numbers for member satisfaction at OKW! I remembered that specifically, since I have issues with OKW. They said that desk personnel would be going thru "sensitivity training" to help raise those numbers. At any rate, the numbers are low, and that seems awfully poor for BCV, another reason I think it could be OKW.

Well, I was at the BCV Annual Meeting and the report was given by Bill Thompson, the GM at that resort during his "state of the resort" message so I have to believe they were the numbers for BCV - I can't imagine why he would use 0KW numbers in a BCV report unless they were accurate for BCV. I would sure hope the GM would offer the best numbers he could when offering an official status report for the resort he is responsible for. He stated they were not satisfied with this numbers and were trying to adress the concerns. The satisfaction of the BCV CMs was at 87% - unchanged from 2005.

Perhaps you can give a report for OKW - I'm sure others would be interested.

Thanks for finding a way to get the info to us, Doc! I think it's a good move that they are moving back towards giving us "deluxe" amenities rather than cutting corners.

Cruella, is there a thread with info from the OKW meeting?

Pam

We too have received surveys after our DVC stays and on the survey it asked if we were members.

Sounds like they need a heckler. I'll try to arrange my '07 travel plans accordingly.

Oooh, this should be interesting. And to think, honestly, I was just thinking this morning about going to the BCV annual meeting next year. Now I can add this to my list of good reasons.

Doc, thanks so much for the info. I'm also very glad to hear about the addition of DVD players in the studios, especially since my trips to BCV are always in studios and always solo. This adds something to do (when I'm too pooped out to leave the room).

I had the opportunity to ask DVC treasurer Lawrence Smith about the HH increase and got a full report about the increase for 2007. The increase was for an unexpected advance of Capital Reserve expenses that needed immediate attention.
If anyone has any specific questions, please ask.

Enjoy!

Do you know what needed such immedaite attention? Are there major repairs going on at the resort? This increase is truly dissappointing, do you think we will actually see a dues decrease at HH in the future, once the capital expense is done? We own most of our points at HH, so we take a big hit on this one.. :guilty:

Thanks...Johnnie

Considering that the loan and interest is being paid over several years, i believe 6 years, I would not expect much of a decrease for awhile.

The expense is for "water intrusion" - nothing storm related , but basically a cost of ownership in a humid coastal environment. The Capital Reserve did anticipate this expense, but was not prepared to pay for it for a few more years. The advice and decision was that this could not wait a few more years. It is basically replacing siding and facade on the resort buildings and repair is under way now - to be completed in spring 2007. The loan was for $900,000 and will be paid back over 6 years. 2007 is interest only. Without the loan from DVD owners could have faced an assessment.
I would expect a reduction in at least this aspect of the dues once this loan is paid off.
Contrast this with the extensive exterior repair at BWV a few years ago which was paid for by the contractor instead of any expense to owners. This was not something covered by insurance - more along the lines of replacing roofing or carpeting not associated with a specific catastrophic weather or fire event.

Thanks for the explanation, I thought intrusion meant the resort itself was flooding (i.e. water levels were rising). I did not see it as leaky siding and building damage.

If this dues increase covers only interest, we can expect 1/6 of the $900,000 principle to be added to next years dues. Seems like that would be another year of 15% increases? Am I clueless here?

Johnnie

I don't have any specific information about that, but the principal itself should probably be covered by the Capital Reserve fund and those payments could just be paid directly from the Cap Res itself without further assessment. Since this was for an expense originally expected, the costs would have eventually been covered by the Reserve anyway - the interest was the only unexpected component of the expense and that was due to the need to complete the repairs sooner than expected.

If that is the case, we should see the loan interest portion of the budget decrease each of the next 6 years as the princpal is paid back so, while it may take 6 years to pay off the loan the interest would be a decreasing component of our dues.

Hopefully, this will be the case.

Member satisfaction is at 93-96 percent for the various categories for all members and 84-87 for BCV owners.

Wow BCV members sure are unhappy and from reading here I thought the BCV was the be all to end all of DVC. They must have all stayed at different resorts this year and it made them miserable. I wonder how this compares to SSR?
