BCV almost sold out.

Of course, the prediction that SSR will be a slow seller because of location may be true because many folks did buy BCV to be near EPCOT/Studios and SAB. I think SSR will be a different market. More "older folks" (Grandmas & Grandpas) and people who enjoy a more relaxed-style resort like OKW and VWL. I'd add on at SSR if I was in the market for more points.

I think BCV & BWV are beautiful, they just aren't for everybody. That's the great thing about DVC - our availablity of choices!
I think SS will be fine but it will not appeal to the same crowd overall. I'm also certain that the demand will be less but that DVD will do something to push the demand like bigger incentives. We shall see.

Last Spring our guide was fretting a bit over this whole situation, where one property will inevitably sell out before the other was ready. At that point it had not been made clear to the staff what their jobs would be -- or if they would all HAVE jobs -- for the interim. Perhaps by now they have worked it out, but at that point she had some concerns. Beach Club has just been a great seller.

Saratoga Springs may not have that prized "location" but it seems they are loading it up with other great features to make up for that -- spa and nifty swimming pool come to mind. I love OKW for its convenient parking and relaxed atmoshere, and I think SS is going to be a wondeful place to visit.

Friends just returned from WDW on 12/29 and inquired about BCV while there. They was told BCV are 70% sold and there was limited availability at Wilderness. She wasn't interested in that since she has young kids who loved SAB so she didn't ask what was available. I agree that SS will attract a different crowd but it's proximity to DTD and different amenities will help with sales. I wonder what they will offer as an incentive to purchase! Maybe an add-on would be a nice anniversary gift in June! ;) Annmarie

I was also told (back in November) that the BCV were about 60% sold out at the time. Expected sell out date was early spring (March-April). That sounds reasonable. I didn't see it as a sales technique, but rather an estimate.

Just added 100 points at BCV and my Guide told me that BCV is over 70% sold.

I can't believe I am into disney for $24,000!!

I just spoke to my guide today also and he confirmed that BCV is now at least 70% sold out and they are looking at a late March early April sell out date.

Also I bought an August use year and there are only 31,000 August use year points left and they expect to close August in the next couple of weeks, so before I have even closed on my first contract, I have to decide if I want to add on to my 200 points. As you all know, 200 points does not go as far as it used too!!

We have an August use year (currently own 225 pts.) I placed a call to our guide, Betty last week telling her we want to purchase an additional 25 pts. I knew when I placed the call that she was out of the office until tomorrow, at which time I hope to actually talk to her. I will let you know if I hear anything else. Pam

If BCV is only 70% sold out at this time, It will likely take another 5-8 months to completely sell out most use years. Remember there was a significant amount of pent up demand and then the pre increase frenzy. That is not to say that some use years will not sell out sooner.

Great discussion, thanks for the info. How much are BCV points right now? $84? $5 mb?

Dean,

You may be right, but There will be no on-site product for DVC to sell for probably a year until Saratoga come online. I know there will be a pre-sale splash and incentives to keep sales going, but I expect the last 10-20% of BCV to sell out quickly. It's supply and demand...As word gets out that BCV is near selling out, many potential buyers who are wavering back and forth on purchasing will likely step up to the plate and purchase, especially if they need financing and are unlikely to buy resale.

We'll see and it's fun to speculate. I'd suspect presales to start by 1 Jan, 2004, possibly even sooner, which should give less than 6 months down time at most. The problem will be that some use years will sell out and some members won't be able to do add ons even when there are points available.
