I was a Disney Vacation Club Member from 2002 to 2007. I purchased at the DVC Resort Beach Club villas
and enjoyed my membership for 5 years and sold my contract for profit. I basically enjoyed DVC Beach Club villas for just annual dues cost (I guess their was some opportunity cost also) I realize that this will never happen again since Beach club villas is a special location. It does seem to me that the monorail DVC Resorts that have been built since 2007, so seem to hold their value within reason.

Do you think If I purchase a DVC Polynesian Bungalow contract at $168 per point and closing costs
it has any chance of being worth someone close to $168 per point-10 to 15 years from now
or I am unrealistic?

I noticed the OLd key west contracts that sold for $62 per point, 25 years ago
are now selling for $80 per point

Never say never ... Curious as to why you sold your BC rather than renting - tired of WDW? If you became tired of it in 2007 that it will happen again so in that case rent points or do Dolphin pkgs.

I think if they add a phase 2 with 1 bedrooms and 2 bedrooms, it could. But, with 300 studios, I kind of view it as a "tent city" that will have a tough time recouping the initial investment. Plus, it will be flooded with turnover that will keep the prices low. Once those will families realize they have a better experience in a 1 or 2 bedroom vs a studio many will sell. Also, they will realize for just a point or two more, you could stay other places in a 1 bedroom Thus, the high turnover. JMHO.

I think resale wise, Poly will settle in the 110-120 range 5 years from now. It's too "nichey" without the 1 and 2 bedrooms. It will be very easy to book the Poly at 7 months too for the next 7 years since it's very expensive and point cost is high for what you are getting.

Safest play would be SSR right now resale. It has a lot of upside with Disney Springs and the new 2017 chart structure.
 

I think Poly will hold it's value relatively well. Although it's not my first choice because we like larger rooms for our family of 5, for those who always book studios, these are pretty nice. It has a great bar, great restaurants, great pool, and best views of the Magic Kingdom. And I agree with others who think it will be harder to book studios once Poly is closer to selling out because most of us can't afford the bungalows. I don't think we'll ever see it drop to 110-120 without another major recession. 5 years from now, DVC will probably be going for over 200 a point direct (and 160-170 resale would be my guess). We bought at VGF (direct) and added on at BCV (resale) and have been very happy so far.

Unlikely, VGF maybe but not the Poly at that price esp if you account for inflation.
