I know all to much about resales vs DVC since I just went through that entire process about a month ago. We actually had decided to add-on at BWV and had gone into contract on one. Right after that, actually the next day, was when DVC changed the rules. They raised the price on sold out resorts to $89 per point, and also instituted the wait list. Well, at that point, my pretty attractive BWV resale, was most likely going bye bye to ROFR. As a precaution, we ended putting ourself on the DVC waitlist for the BWV points. Well, it came through in less than a WEEK!! We then had a contract on a resale into DVC for ROFR and points directly through DVC. Our resale didn't have any current points, so when we compared the two, we ended up canceling the resale contract. The resale wasn't the same use year (the DVC points were) and with no current points available (the DVC contract came with a full current year allotment) the DVC contract became more attractive, even costing $14 more per point. We didn't need the current year points, so we rented them bring our difference down to $4 per point. The other contract was for 152 points, as opposed to 150 points from DVC, so we saved another $150 there. It ended being such a negligble difference, and the ease of going through dVC, we went with them. Now, if my resale contract had had the full allotment of 2004 points, I probably would have paid more, and probably would have stuck with it. But, it worked out for us, and we now are the proud owners of 150 BWV points, If you're seriously considering an add-on, even at BCV, I'd give your guide a call. Waiting for that perfect resale might take some time, MORE time than waiting for an add-on at BCV. Good luck!! I know how add-onitis is, we've already added-on THREE times!!!
 
Actually, when I looked into Tammac's rates, they were 9.95%...exactly the same as DVC with 20% down. They were, however for 5 yrs, not the 10 yrs of DVC.

We have purchased two resales. The first one we offered $2 less per point, and it was accepted. On our last contract, we offered $1 MORE per point. It was $72 per point, and that is just a scary number right now...it looks like a 50/50 shot on that number. $73 just felt much more comfortable. We'll know in a couple of weeks whether or not we got that one. The resale agent should be able to tell you whether or not that price is firm. But, I HIGHLY recommend reading the ROFR thread to see what others' experiences are...ROFR is a little strange right now!!!
