availability tool and actual availability do not match

when I go into the availability tool it shows a specific room available when I go into the booking area it doesn't show it available. I have two separate computers that I am refreshing and even after the booking calendar doesn't show available it still showing in the resort availability tool.

Is this common that the two do not match up? At first I figured it was that it was gone when I went to book but still showing in the availability tool
 
Are you doing a new search in the availability tool, or just clicking the resort/room link on the results page again? I don't think the calendar will refresh until you do a new search. But, I've always found the tool to be completely accurate.
 
new search - what I found is that there is a bit of delay between the two. This is based on something not being available then it does show available in the tool vs when it comes up on the booking area.
