I don't any discussions on people purchasing Aulani in this thread- none I see in ROFR and no general purchasing questions.

Can anyone talk to me about it?

Is it a resort that demands the 11 month window?

How is it selling both direct from Disney and resale?

Other than Christmas/New Year holidays and perhaps summer - especially June - it hasn't required the 11 months window although I'd say if you wanted to always book the lowest points rooms then you might need to own there for that. But, it isn't sold out yet either. Maybe it's half sold? There are people who do report buying there both direct and resale though.

One thing resale that is nice if someone did decide they wanted or needed to own there is that there are subsidized contracts that come up for sale now and then. To compare, in 2016 a subsidized contracts had dues of $5.11/point and non-subsidized is $6.79/pt. When Aulani first opened management under estimated the dues required. They actually stopped sales for a period and recalculated but the contracts that were sold were guaranteed to be subsidized. (owners were also given the option to sell the contracts back to DVC at that time).

It's a great resort - probably the best DVC IMO. We've visited twice but do not own there.

We own there and don't regret it for a second! Anytime the last two weeks of the year and President's Week will take 11 mo window. Pretty much all Hotel Rooms and Standard Studios go early all year. But otherwise, you're cool. However, Zika fears could make it more attractive for the West Coast resorts. My parents live out of the country and they said the sentiment is to skip Florida for California. Worst case, we can go to SSR & AK in WDW easily anytime at the 7 mos so I am glad in the end that we bough Aulani. Aulani is point costly for stays though.
