Aulani resale help please!

Hi everyone,

Disboards newbie post here :) I’m having second thoughts on a pending Aulani resale contract and was hoping to get more insight from some folks!

My husband and I bought 150 direct in 2019 after our honeymoon in Aulani! We’ve been back 3 times since and know we definitely need more points. For years I’ve gone back and forth looking at different resale contracts for around 150 points with a September UY. There doesn’t seem to be much inventory for September, but we decided to send offers on a few last week. One contract that had been sitting for months accepted our $75 offer (160 points and buyer pays remaining 2023 dues and closing cost)… but now I’m not sure it’s the best deal considering there are only 48 points for 2023.

I know $75pp is great especially since direct is $217pp… but if we aren’t getting many 2023 points (and won’t get 2024 points until late next year), plus the fact that we’re paying 2023 dues and closing cost (so jelly when I see sellers pay for other buyers lol)…

Is this considered a somewhat stripped contract? We’d LOVE more 2023 points, but it’s not a complete dealbreaker since we have no vacation planned until next September anyway…

What do you think? Would it be better to hold out for a different contract?

Congrats on your purchase… Sounds like a good deal to me! Yes, it is partially stripped but there are plenty of other fully stripped contracts out there listed at much higher prices.

I am not a resale expert, but when we have looked at contracts in the past it seemed most contracts that had already used some of the current UY points required paying pro-rated dues on the available points. In other words only paying for the 48 that are left. That said, $75 per point is unreal.

Yes, they’re def prorated! Just saying that I envy other sales where I see seller pays current UY available points and closing costs.. lucky ducks!
 
The only thing I would have done differently was ask seller to pay all of the 2023 dues.

Dues are based on calendar year and not on UY.

By the time you close on this it will be late November. If it stretches into mid December, you will be asked to pay the 2024 dues at closing.

Other than that, it’s a good deal.

I should’ve asked! I feel like it’s gonna be hard for me to shake that it could’ve been a better deal. Perhaps that’s why I’m still considering backing out :/

That’s a great deal! Congrats. I wouldn’t let the dues bother me too much. A couple hundred dollars isn’t making a big difference overall.

Funny because that’s what my husband keeps saying. But it is WAYYY more reassuring coming from DVC vets/experts like you all here. Thank you!
 
I’m not sure if the OP is just someone who has buyers remorse about any major purchase or if this is a humble brag thread to show off what a good deal they received….

I recently came across this site (just joined a few days ago because of all the helpful info) and found on ROFR thread in the past months other buyers were able to get seller to pay either dues or closing cost, or both. Also, noticed not as many September contracts available or bought. I wanted to pick others brains who’ve been watching/buying/researching for awhile. I impulsively offered and got excited that it was accepted without doing a more thorough comparison of others’ experience with resale in the current market- with Aulani specifically.

There is some buyer’s second guessing? Did I pull the trigger too soon? Is it too good to be true? I still have some time in my cooling off period to withdraw and that’s why I posted. I truly just wanted some feedback, advice, guidance... and to feel confident that we made the best decision for our situation as with any major purchase. Was never my intention to offend anyone or “humble brag”

I wouldn’t ever worry about “offending someone” because of a humble brag….

It’s just that as someone who is not new to DVC (you purchased direct in 2019), you know that you are paying somewhere around 60% less than the direct points you purchased in 2019 and if you are in the ROFR thread then you know that you are paying 25% less than the average resale contract….

So as long as you can afford it, which I am sure you can since you are already a member and understand all of the costs involved, I just can’t fathom why anyone would not be doing cartwheels in the street over the price you agreed to for the points in your desired use year.

The only thing I would be worried about is that the buyer is in some sort of serious financial distress and can’t actually close because they are behind on their dues….
 
Don't worry about who is paying for what. The only thing that matters is the total bottom-line cost. Given the low cost-per-point of $75, you have plenty of room for nuisance fees before this even gets to "a very good deal" rather than "an excellent deal."

The price is great, but, you are sacrificing an additional 112 points that you would have received had the contract been “loaded.” Assuming you could have rented those points for, say $20 pp, that’s $2240 worth of value you’re not getting. So, a slightly pricier loaded contract would have been even better, though of course it probably doesn’t exist or you would have bought it!

Not new to DVC you’re right. Our vacations have been booked only a couple months in advance and we simply pay whatever we’re told we owe in the January statement. It’s been easy peasy so far.

I am new to DVC resale. Last week we put our very first offers on resale contracts. We bid low expecting counters mostly to gauge the market. To our surprise, our low bid was immediately accepted… was there something missing?

On Reddit I stumbled on DVC resale post and then this site. Here I found ROFR and noticed another buyer bought Aulani at $77 (just a couple dollars more) but had seller pay either current year dues or closing (or both) AND weren’t missing any points.

Had no idea what a stripped contract was, what Aulani sub contracts were, what SAP or DVD meant… it was all NEW to me. Not sure if sharing this even matters especially after your assumptions about me like OP humble bragging or buyer is in financial distress…

Anyway, hope this doesn’t take away from the gratitude I have for everyone else who’s offered advice or help! From all that I’ve read these past nights it’s such a supportive community and I appreciate your time, input and kindness more than you know. Thanks from my family to yours!

That’s exactly it- I thought I had an excellent deal but then the more I looked into it (which I should’ve done prior I know) and the more I compared to other sales, I realized maybe could’ve done something a little differently bc now it doesn’t feel as excellent t as I thought.. though still really good.

Yes! That rent value I just learned about really threw me off too… def added to me questioning if we should just wait for a different contract. Sept UY seems more limited and we really just started “shopping” and offering last week- should’ve done more homework prior I know! But here we are and why I’m seeking advice… thank you!!
 
Curious would you withdraw and look for a more loaded contract, or go forward with this one?
