ATTENTION RENTERS.....

I was wondering if those of you who have rented out your points or those of you who have rented points in the past would mind taking a survey? While there are many debates on this issue, two points of view are the following :

1. When you rent to someone, you are just using up a ressie that you would have made for yourself anyway, so it isn't hurting anyone.
or
2. When you rent, you have to make multiple ressies, weekdays only and it is taking away rooms from members.

I wanted to see if we could get a feel for what is actually taking place.
If you have rented before, please take the poll also. I know it says "I usually rent to people..." Just assume it says "When I rent, I usually rent a....."

If the majority of people are only renting studios on Sun - Thur, then I will change my point of view on this issue (for those of you who don't know my point of view, I feel most people are renting for a full week and many are renting 1 or 2 bedrooms - which, in my opinion, is NOT hurting DVC members because that member would probably make that same ressie for themselves if they didn't rent out.)

I have rented only twice; both within the last few weeks.

I rented a full week (7) days for our first trip and 10 days for our second trip. Each included the appropriate amount of weekend nights. As there is only my husband and I and a two year old, we chose the studio. We would have chosen the 1 bedroom for the second trip but the owner did not have that many points available. We are considering purchasing DVC and using this as a test run.

I would like to add an interesting thing here for the owners who are concerned about M-Th rentals.

I rented from these boards because I could not rent weekends from owners on Ebay. Yes, you heard me right--I WANTED weekends and these boards are the only way to get them.

If you think I am kidding, check out Ebay right now. There are no less than 8 current listings--all for 5 weeknights (Sun-Thur) or less; all in a studio; and one is even posted as Labor Day week rental (the 5 weeknights). If you go thru the closed auctions, in the last three weeks (since Feb. 23rd) there have been an additional 21 auctions--EVERY ONE OF THEM DOES NOT INCLUDE FRI/SAT NIGHTS! In fact, FIVE OF THESE AUCTIONS WERE FOR CHRISTMAS OR THANKSGIVING. (Now, if I was an Owner, that would sure p*** me off--but that is none of my business at the present time). So, in the past 3 weeks there is a total of 29 or so auctions--each for weeknights and all for studios. Why, do you ask? Well, the answer is pretty obvious--profit margin. These rentals are sold at a flat price for the trip--no price per point. Therefore, to make the greatest profit, no weekends are included. (And, I didn't look at all of them, but I did notice that there were at least some that did not meet the reserve.)

So, for those of you who blame the renters for eating up only weekday nights in a studio (and I am not including you Lisa--you seem to be open minded about it)--it is the owners (at least on Ebay) who are selling them that way.

But of course. It takes a seller and a buyer to make a transaction. And I believe that only the seller knows the ins and outs of the point system, and it's the seller that's taking advantage of the Sunday thru Thursday "loophole."

BTW - I believe that when you see "renter" in a post, it's often referring to the seller of the points, not the buyer. It's stuff like this that leads to confusion and makes a hot topic even hotter.
