We arrive at MCO at 7:30 pm - looking for a decent hotel for one night. Next day will either be a park or DS day. I'm wondering what area I should be looking at - we will have a rental car so we do not need something near the airport, and hoping to not have to pay resort fees like at the hotels near DS.

Suggestions? Thanks!
 
If it were me, I wouldn't worry too much about whether there was or was not a resort fee, and instead just think of it all together as an "all-in" price, and compare based on the total bottom line.

Second, if I was going to try to rope drop, I'd definitely want to be close to the parks. If this is more of a late start day, it might be easier with a better price/quality ratio to stay near the airport.

Look at the hotels on Palm Parkway, Lake Buena Vista. They are literally five minutes outside Disney Springs, few have any kind of fees, rates are usually very reasonable and many are name brand, newer or renovated. I stay there often. Easy in and out and a skip to the parks.

Well I'm Diamond Hilton so I gravitate there - Hampton was renovated a few years back, I am currently booked at Homewood Suites, avoid Embassy as it has fees, Hilton Garden Inn I have stayed for the one or two nights, the Sonesta ES is one with more space. If you are Marriott there is a Courtyard on Palm Parkway and a bit further a Towne Place / Springhill Suites. Holiday Inn Express and A Loft close to those. There are Wyndams, Rosens and others but I tend to go back to the same ones. They are all about 5 minutes outside of Disney Springs with substantially lower prices than Disney Springs.
 
I agree with @HopperFan. Hampton and Hilton Garden Inn are both clean and service was great.
I was looking for a single night in March because we also have a late arriving flight and All Star Music and Movies were both available and less expensive than the Palm Parkway hotels, so be sure to look there too!
 
That is an early arrival. I would just stay at a Disney resort so you can get up and go the next AM.

Kind of a far drive from the airport near Animal Kingdom and Coronado Springs is Flamingo Crossings. I have stayed at the Springhill Suites there several times. Free breakfast, parking and no resort fees.
