Ok we're looking at renting a villa this time and I'm getting tons of responses!!

What is the best way to decide on a house? Most of them have met our budget per day price, I already weeded out the ones that didn't.

I did look at the map that was placed in a couple of threads on this board and some are right around Creekside and some are in Indian Point and some a bit more west of I-4. Location is a big factor. We'll be spending 6 or 7 days at WDW, 1 day at SW, 2 days at USF/IOA and the rest are off days to do other things or rest.

The homes I'm seeing are all very nice. We requested 3 bed and some have offered up 5 bed, pool/spa at the same price. That worries me a bit, sounds to good to be true. LOL

I guess my question is how do you decide which company/person to go with? Trust wise. We usually stay on WDW property, but this trip we have more people going, so we are trying to cut some costs and this seems to be the best way to go for us.

I sent requests to the ones people have used here on DIS, evillas, windsor, allstar, flvillas and a few others.

Any suggestions from the villa experts out there?

I would choose based on price, accomodations, amenities and location. I have rented direct from owners, through management companies and through my travel agent. All have been wonderful experiences.
 
Generally speaking if you rent from an owner direct they have done their sums to know what they need to charge to cover their costs.The exception to this MAY be that it is a new owner who needs bookings or on a commuity that has buildong going on around it so the owner feels they cannot charge their full rate.
If the home you are looking at fits your budget and requirements then take it Most of them are within 15-20 mins drive of the main attractions so the choice is yours.
When you choose a home ask as many questions as you like of the owner most of us are only to willing to help our guests with anything that will help their vacation go smoothly .
The trust factor is a two way process - as owners we need to trust our guests to look after our home and as guests you need to feel secure that your vacation won't be ruined by something going wrong .

So ask questions and go with the owner you feel puts your mind at rest the best.
 

Thanks for the great replies, just what I was looking for! Those links were super helpful. I did do a search and read all I could on the DIS about villa rentals, but never saw those ones and they had loads of info.

I'm still getting offers, but we've got it narrowed down quite a bit since yesterday. We've pretty much decided on one home, the owners have been super speedy with replies to my questions. But still are tossing about 2 or 3 others we really like too.

Man I HATE decisions!!!!!!!!!! LOL

After the important stuff like location and number of bedrooms and bath I do the final weed out. I look at the finer details. Do I enjoy working with the homeowners. What direction is the pool facing (we like south) and is there a covered lania.
 
Hi Pammy,We did the same as you.We had tons of offers e-mailed to us for homes to rent.I thought it was fun searching thru so many different homes.All with their own unique qualities! We went last December and stayed in a great 5 Bed/4 Bath home;

We also searched out our home for this June 3 Bed/3 Bath(http://vr360homes.co.uk in Greater Groves) and for our trip in September (http://executive-florida-villas.com) 4 Bed/4 Bath.
The owners have been great and very accommodating and flexible with their payment schedule.
All three are in a different location and are so very different.
