i hope we are.anyway, how does the booking window(s) work?i fi want boardwalk for christmas vacation do i look for a use year of feb?why can i not find ant listings for beach club?does this mean that it's the place to be?if i ask disney about bc specifically can they put me on a waiting list for resales?
 

You want your Use Year to be as close as possible PRIOR to the point in time that you normally travel. That way, if you every have to cancel or delay a trip, you still have a lot of time to either reschedule the trip or to bank the points if you cannot use them.

A February Use Year would be a very poor decision if you intend on taking frequent December trips.

Beach Club recently sold out and is very popular due to resort facilities and proximity to Epcot. I'm not certain if DVC will wait list you for BCV points as your initial purchase, but it would be a very poor move to make anyway. They will charge you $85 per point, and resales can be had for less (assuming you can find them).

BCV points do come on the market as resales, but chances are they don't even make it into the public listings. Get in touch with a resale agent and put yourself on their waiting list. When they are presented with a contract that meets your needs, they will call you before the general public is even aware of the resale's availablility. No idea how long of a wait you might be in for, particularly if you are looking for a specific number of points and Use Year.
 
BCV is hard to come by on the resale lists because most folks have just recently purchased. Once "life" (death, divorce, change in financial circumstances) begins to effect owners, then they begin to appear on the resale market. Of course, BCV is also not a very large resort so that may cut down on the number of resales as well.

Just a reminder that Use Year only counts when you are cancelling close to your trip (last 60 days). Your options for banking or using the points elsewhere become limited or non-existent. You can always make reservations at your home resort 11 months prior to check-out -- no matter your Use Year.
