Are Moo Moo's And Boo Boo's Doomed?...Part 5

I took DS for a walk this morning. Just around the neighbourhood. We're about to have breakfast now. We normally have croissants for breakfast and our normal supplier is closed for Easter. So, we had to get them somewhere else. Other than that, it's pretty quiet and normal as well.
 
Yikes!! Do your apartments stay full when they aren't being remodeled though?


Ooh where to in Oct?

We hope that they do. The first one we did was in 2010, it was rented from January until September, vacant until January 2011, and then the current tenant moved in.

Our second was Fran's father's place. We had tenants in there for 9 months, and they left. That's good because about three months after they rented we cashed in on some property and started planning a second story on the building so that we could move in there.

The 3rd and 4th ones were in the 5 unit building, #3 was rented within about two months of completion and that tenant is still there. #2 was renovated immediately after #3, and we let our friend move in last July, she ended up dying within a week of moving in (long sad story). Then a guy breaking up with his girlfriend moved in two months later, and he moved out three months later because they got back together. The couple who moved in this January is going to stay until they go to a convalescent home (which isn't ALL that far away). They had to move out of their apartment of 28 years because he just couldn't do the 13 steps up to the second floor anymore. We put in a ramp into their apartment for them.

Who knows what the tenants in these next two apartments will be like!

The trip in October is to WDW!

I guess the best way to look at is , once they are done they wont have to be done for quite some time. Same thing with advertising. Want to make money got to spend money to advertise. But they will look nice and then you wont have to think about them for a while. :thumbsup2

I sure hope we don't have to do anything to them for a while! However, once we move to the First Street, we'll have to redo our two apartments and turn them back into two separate places.

Tomorrow I probably need to spend some time cleaning since someone is coming over Monday

Yeah you probably missed my post a couple back, you asked me where the October trip was this morning and I finally was able to get back on the DIS and reply. WDW!!!!! With PIO!!!!!!

Hey! Do you want to come to our DISmeet and cookout? We're going to do a Wishes Pontoon (maybe) Friday the 4th of October and a potluck BBQ at BCV on Saturday the 5th in the afternoon/evening.

You are right, I missed this. I used to use Bruce as my avatar so maybe that's why I skipped it (we both use sharks!).

The rest... yeah I figure that's what being a landlord is... a lot of BS. It's got to be a hard job and I could never do it. However, we've rented for 5 years and they must LOVE us because the only time they see/hear from us is when we are paying rent. We are getting out of here though because the other tenants are going downhill FAST!!!

So nice you put in a ramp! You 2 are stellar landlords!


Where are you staying at WDW?
 
Hmmm are they all cool like you 2? Not sure we would stay over... Might just driven out for an event
 
We're down to Alison (and Fran), Bobbi and me (DH and DS). Ed (SunDial) will probably come up on the Friday night. He lives in FL as well.

That's 7 in the pontoon and 7 for dinner. Are you free for the pontoon? It has a capacity of 10; and I'd like to be able to get a few more to reduce the cost per person.

How much would it be per person if we had 9? What time is it? We'd have to wait til Monday to see if we can get the time off work but there is DVC availability do maybe!! Where for dinner?

The premium pontoon is about $350. So for 9 people, we'd be up for about $39 per person plus tips for the driver. There will be water, soda and bagged snacks on board.

I think we need to be at the boat dock by 8 pm?? It is a MNSSHP night; so we'll get to see Hallowishes at 9.

Dinner on the Saturday night will be at Alison's place at the Beach Club Villa. We'll be cooking and eating in.

I looked and Saratoga and animal kingdom lodge has availability
 
I could maybe wait list another resort but Matt needs to get the time off first.

Our DVC use year is oct and we only have 17 points in 2014 (2013 is gone and most of2014 due to Hawaii and california) so may as well use em

Where are you staying at WDW?

We won't rent to just "anybody". You have to qualify financially to live in our buildings. We don't discriminate, but often the tenants that can afford the rents, turn out to be better tenants. It's not too difficult a job unless you do a lousy job at it. We fix things quickly, and try not to let anything go for a long time if we can help it. By fixing up all these units with nice granite countertops, and tile floors and such, we attract a better breed of tenant who hopefully treat it with respect.

We're staying at VWL for the first three nights, and the last five at BCV. We bought at both of those back in 2011 and still have not yet had the opportunity to stay there, so I'm looking forward to trying them. I've stayed in the hotel, but not Villas. Those are the last two Villas I have not stayed at at WDW. Sometime, I'd like to go back to OKW. We did one night there a couple years ago and the Villa was spacious and wonderful!
