Are Moo Moo's And Boo Boo's Doomed?...Part 5


Oh do you own/run an apartment building??

We have two small apartment buildings and a duplex. 11 units total. In the five unit building we remodeled two units last year, and they are now rented, this year two more are vacant now and slated for remodel.

In our building we have four units, we occupy two and used one for an office for our sheet music business. One unit is rented. We have closed the sheet music business and that unit needs remodeling. So we have three in remodel. The contactor will be doing the two units in our five unit building (where we do not live). They are almost done with the first one and will be starting on the next one either next week or the following. That is the unit where we removed the cabinets. We are trying to do as much as we can to save money on what the contractor has to do.

On the unit in our building, we are going to do a lot of the remodel, but they will come by next week and figure out what we can do and what we need them to do. We will paint, maybe do the floors, they will put in the counters, any plumbing, like turn a tub only into a shower/tub. We have to figure out what to do about the kitchen cabinets. They are wood grain, but we might repaint them like we have in all the other units or refinish them since the look pretty good.

Lots of stuff to figure out.
 
Wowow good luck with all that remodeling! Sounds hard and expensive for sure but also gives you lots if REAL skills that you can use... Unlike my desk monkey job, lol.

That reminds me that I need to sit down and book some reservations for our October trip.

The remodeling will cost a pretty penny for sure! But both buildings need it bad. They are 40 & 50 years old. The 50 year old building has pink bathrooms! The sad part is that it takes a year of rent to pay back the remodel cost. However that doesn't even factor in the fact that we pay property taxes, utilities, gardening, etc. It probably really takes two years to recover the costs.
 
Yikes!! Do your apartments stay full when they aren't being remodeled though?

I guess the best way to look at is , once they are done they wont have to be done for quite some time. Same thing with advertising. Want to make money got to spend money to advertise. But they will look nice and then you wont have to think about them for a while. :thumbsup2
 
How's everyone doing today? I have been doing some crafting along with some cleaning. Pretty soon I may get dinner started in the crockpot... but the only problem with that is I have to get it down (usually my husband helps get it down). So we'll see how that goes......
