Anyone used DVC Rental Store to sell confirmed res?

I have! It was very smooth for my first time renting out a confirmed reservation. All I had to do was register for an account and input the reservation information. Once it was posted, it was rented out within a couple of days, but I think it helped it was for BWV during December. I got paid 75% of the rental upfront and the remaining 25% when the guests checked in.

Once someone wants the reservation, what exactly do you have to do? Just change the names? Do you have to do anything after that at all before they check-in?

You just need to contact Member Services to change the names on the reservation. I've done it through the chat feature on the DVC website, but you could call Member Services if you prefer.

I've used David's several times to rent confirmed reservations. Process was very smooth and easy. I like to use confirmed res because I can find something for the exact number of points and get rid of them all in one transaction. Plus then I don't have to worry about finding availability, etc

I have rented extra points that I could not bank through them and they were great to deal with!

What happens if the renter cancels the reservation and it then becomes too late to rebook them? For example, if I booked a December reservation for someone now with points that expire January 31st, then they cancel shortly before the trip and I can't find a new reservation, what happens? I am out of luck, or does the rental company still pay?

If you rent via a broker, the renter pays them in full at the beginning..,you get your initial payment and the rest on check in day, regardless of what the renter decides to do.

Thank you! Seems like a risky proposition for the renter, then?

That’s why most DVC rentals are non-refundable. Some brokers and some owners have a little flexibility in their terms, but I don’t think any are as flexible as cancellation terms for a cash reservation direct from Disney. DVC points expire and availability lessens, so DVC reservations are simply not as easy to change as Disney cash bookings.

It can be. That is why the price is generally less than the cash price charged if the trip is booked directly with Disney. Insurance is available for those who choose to buy it.

Hmm, I need to look at this again. I registered on the site to sell my VGC reservation, and when I proceeded to try to list it, it made it seem that I was only going to get maximum $18/point, which is bonkers because I wanted to try to sell it for market rate (which comes out to about $30/pt). Also, I routinely see confirmed listings priced at $25-$30/pt.

There's just no way the broker's take is the spread between $18 and $30 pt, right? Am I missing something in this process?

My understanding is yes, the highest they will pay you is $18 and that the difference between actual rental is what the broker gets. You will never get from a broker what you might get doing things as a private rental.

I've seen several confirmed VGC stays for rent as low as $21 per point so $18 from a broker seems about right to me.

Thanks, all. Looks like I interpreted that correctly. I'm used to brokers taking some percentage of sale (10% or less), but never splitting gross proceeds 50/50.

I did Dave's before to sell AUL points, but the spread was much slimmer.

I shall keep these VGC points for private sale!

Where do you see $30/pp?

I thought it was standard for the seller to get $15-$18, & buyer pays $21-$23.?

Example: https://dvcrentalstore.com/guests/reservations/6418ec0baad7e50026ad2a66/

That's a 3 night stay (12/23-12/26) @ VGC and uses 97 points. DVC Rental Store has it listed at market rate for $3104, or $32/pt. Under their compensation policy, I would get $1746 (max $18/pt), they would keep $1358, which amounts to a 43% commission.

It's so out of line, that I thought I was misreading the terms of the agreement.

Is your reservation also for Christmas? Because that's probably why that one is listed so high.
