Very nice to deal with and reasonable. We did a somewhat last minute thing so it's hard for me to comment on your other questions.

If you need to go to the office to pick up a key, be sure to get the lockbox code!

I used them last year and will be using them again for 2 upcoming trips.

Their prices were the best I could find and the terms were great. They took CC# with reservation but didn't charge anything.....we paid in full on check in. They answered all of my questions ahead of time.

They were easy to deal with all the way through from initial request to check out at the end of our stay....I would definitely recommend them.
