Anyone here build a Ryan Home?

Just curious. If you did, did you have any problems? We were thinking about it, but heard alot of horror stories, so we chose a different builder. But now, we're rethinking Ryan, because we could get in a house faster.

Horror stories welcome. ;)
 
My townhouse in Maryland was a Ryan. We loved it, salesperson was fantastic and super helpful, even after we'd moved in.

I'd build with them again. The builder for our current house was fantastic, salesperson was horrible. All my add ons were because I asked for them, and later I found out I could have had them do my fence, bump out my lanai, and stuff I definitely would have done, had I known it was an option.

Ryan bent over backwards to find a first time homebuyer's program (my DH's first house, my first house didn't really show up because it was a private mortgage). They deleted a finished basement when we said the extra $$ would take it out of our range.

We did get follow up calls and visits at 6 and 11 months to inspect everything before the warranty ran out. I'm not sure if that's Ryan's SOP or because the project manager was really customer oriented.

We live in a Ryan neighborhood. we would be very skeptical of buying another. one of our walls 'bends', the drywall is not straight. some of the fixtures arent very good quality. But to be fair, I dont know that all(some) builders dont cut corners to some degree.

To be fair, it was satisfactory construction. Not perfect, but not poor, either. But, it's not like they're "custom" builders that charge $150/sft.

The couple problems we had were quickly fixed with no aggrivation. And we were NOT the original owners. I was very satisfied with their service.

For what it's worth, Ryan (and all the other national builders) uses local builders in each market. So, you really can't paint their quality with such a broad brush. Many times, the same developer (Ryan, etc) will have multiple developments in the same area and the quality will differ greatly.
 

I agree with Rayelias - "satisfactory" consruction...and overall it depends more on the specific contractor/s in your case - Ryan is so big - and as they said can vary widely even in one area. I have heard very bad things in some cases and yet others are very happy with their Ryan homes. We did not build, but bought a 3 yr old Ryan home..we have a few problems, but it involves windows...things like that...many in our area found their bathroom vents were not connected to the outside and were venting into their attics causing moisture/mold problems.

The best advice I can give is, no matter who you go with - stop by the site often and keep an eye on everything...enlist someone who knows more than you if necessary....I have heard that makes a huge difference.

as for the service: we have good luck here - I think it is due to the power of the home owners assoc - but have heard of others who have had to go so far as to sue to get things fixed - so again there is no one, clear cut answer...sorry

I do'nt and haven't owned one, but I've got friends that do in three different states, and "Satisfactory" seems to be the key word. They don't seem to be any better or worse than most other production builders.

Thanks everyone. It really comes down to location right now I guess. Ryan has a new development that isn't in such a great area of the town we want to build in. It seems, and maybe it's just around here, they like to start communities right near railroad tracks.

DH works for the railroad and is VERY leery about building right by them. He has an insider's paranoia about a hazardous waste derailment leveling the neighborhood. ;)
