anyone have a copy of a point rental contract

I am going to rent out some points for the first time and I will definitely be using a contract. Does anyone have a copy of the contract they use or any tips on what I write in it? The points will be booked for a rental in a few weeks so I know that if they do not use the rental, the points are then locked to be used quickly so I was definitely going to put in the contract that they either have to find a replacement renter or they lose their money because I would lose my points.
I just cannot find the copy of the contract I was sent when i rented. Any tips?
 
The link for the templates are a great place to start. I came up with a simplified version of them for my contract when I rented out points last year. I had a friend who used to have rental property check over it and he thought it would suffice. I had two great renters and no problems.

You can pretty much put anything (within reason) into that contract as long as your renters will agree to it. Also be willing to answer questions as to why you've put things in the contract and be willing to clarify any stipulations. This will help prevent issues from arising.

I required signed contract and 50% deposit within 2 weeks (I think, may have been 10 days) of making reservation and final payment by 60 or 90 days out depending on when they were planning to travel in relation to my banking window. I also stated that once that 2 week initial window passed, it was non-refundable. Also if for some reason they needed to cancel, I would help in finding a replacement renter at which time I would use that money to reimburse them.

My biggest tip is to stay in contact (even if it's just through email) with your renters--not constant contact--but enough that they know everything is in place like you promised. Also follow through on what you tell your renters.
