Any savings with BCV, BWV, & BLT via resale?

Resale prices have continued to increase in the last couple years. I have been looking at the recent market prices for the above resorts. It seems like there is hardly any saving buying resale vs. buying direct. Even the smaller contracts 100 points or less are not moving so quickly. Do you agree?

No, I don't agree with any of this. There are significant savings for all 3 of those, and contracts are moving quickly.

at what $$prices/pt are you seeing the savings? Also, factoring in the higher closing costs buying resale vs. direct.
 
You are looking at an average savings of around 30-40%. The higher closing costs don't make that much of a difference. $500 on a 100 pt contract is $5 per point. Not to mention that some of the waiting lists are closed. I would bet that the average resale would close faster than a direct waiting list would get filled.

Asking price doesn't mean anything. Selling price does. Many contracts are not stripped and some even have banked points from the year before. And yes it does equate to a 30-40% savings. I just gave you real world numbers above. It is math, not an opinion.

Based on the info. you provided, here are the 100 pt or less contracts. Most average up to about 20% savings factoring in the higher closing costs. The ones with 25-30 % savings have at least no 2015 points. In addition, these were sent 1-2 months ago & the market has increased during that time. That's math.

Based on the info. you provided, here are the 100 pt or less contracts. Most average up to about 20% savings factoring in the higher closing costs. And we are almost through 2015, so of course many don't have them. You also don't pay for them. But even in your examples, you quote a 20% savings. Would you call that "hardly any"?

No agenda. Pointing out that the savings is slim. 20% savings on a $5,000 purchase is $1,000 & 20% saving on a $10,000 purchase is $2,000 obviously. If the contract is stripped, is it worth the $1-2K savings to buy resale vs. direct? When do buyer's no longer see resale as a savings in today's market conditions? I bought resale but today's prices don't justify for me the slim savings.

In many cases, buying resale may be your ONLY option now. And as far as "worth it", I say it is technically worth it for even $1. For me, the direct "benefits" are 100% useless. And personally, I would never buy a stripped contract. I think buyers overpay for those, and underpay for loaded ones.

If you are talking very small contracts like 50 pts, then I would agree that the savings are small. Other than that, I disagree.
 
Other resorts are even more savings. I just closed on a AKV contract for $75 per point 160 point contract.
 
Contracts 100 points or less are usually sold before they are even listed. I'm not entirely sure where you see that they are "not moving so quickly"? As opposed to wait lists for direct.

Also, the closing costs difference is only about $150 on a 100-point contract between resale and direct.

As DisDad pointed out using the lovely ROFR thread, listing prices and actual selling prices are not equal.

The difference in BLT alone is an average of $45 per point less buying resale as opposed to direct, which is indeed roughly a 30% difference. So, I freely admit to being puzzled by your math...?

You can't buy BCV direct. The wait lists for VGF, BCV, and VGC are closed. The waitlist for BLT and BWV will likely take months to fill.

You're arguing about the difference between a 40% savings and a 20% savings. Even if I were to concede to your argument that it's more like 20% instead of 40% (and I don't because asking price doesn't correlate with selling price), 20% on a five figure purchase is nothing to sneeze at.

Even given your argument, most people will save thousands on a resale contract.

Good luck trying to buy BCV direct.
 
I am in the middle of buying 160 pts at 150/pp vgf. 2015 almost all points. That is my only option, direct is closed. I would rather pay 150 as opposed to 170....

You bought BCV resale in 2013. In the first part of 2013, resale prices were around $85 and direct was $115. That appears to be a worse savings than today. 26% off then vs 29% off now (85/115 vs 110/155).

Isn't it still a savings?
To be fair, there is a difference in benefits between the two though. It is up to the purchaser if the difference is worth not having the same benefits. I personally think resale prices are terribly high right now.
