Any hope to close at less than $70/point?

With funds tied up in closing costs and such, I was wondering if I should even offer something under $70 on an existing contract. Has anyone recently been able to have a contract accepted under $70/point?

Just trying to get a realistic idea as to how much I would need in total on my new 'home'! :D

I don't think the $70 pp is a magic number. I've seen a number closed at less than $70 pp. Granted most were just under but some were as low as $65 pp. I would look at the overall situation and decide what you want to do. If you are set on a specific resort and the perfect contact comes along I don't think I would chance it for less. OTOH, if you're willing to walk away and look another day, give it a try at less. How much less depends on your willingness to gamble and the specific contract.

Are you looking to pay less than $70 per point even after adding in the closing cost? Since most closing costs run from approximately $400-$450 (I'm basing this on a 150 point contract; our closing cost was $400), that would mean that your cost per point before adding in closing would be around $67 and I haven't seen any resales go for that price lately. You can always try though...maybe a contract that doesn't have any current use year points would go through.

I am anxiously waiting to hear on a resale offer at VWL at $69 point. I was willing to try again if this did not get accepted by Disney so for me it was worth the chance. I will post whenever I hear if Disney approves the resale.

Yes, I just recently had a BWV contract go through for $69.00 per point. But there does not seem to be any consistent point price that Disney is exercising its right. I was surprised mine went through b/c I had been reading reports of other peoples contracts at higher prices being bought back. So you never know. If you don't need to purchase right away you can always make an offer and see what Disney does.

Good luck!

If it is with no banked points it may be worth a try. If there are banked points I think that is where ROFR comes into play. Remember,if you put an offer in on a contract and the price is $72.00 pp but there are banked points ,those points have a approx. value of $10.00 pp. If you rent these points, subtract that value off your offer and that is your true cost of points. (Keeping in mind any closing and dues involved.) My 500 point resale was for $72.00 pp seller pays closing and 2003 dues. I had 500 banked points. I will rent those points and actually net out at $62.00 pp. A good savings over Disney prices.
Good luck, Rich
PS you can always put a lower offer in and if Disney does the ROFR you can offer more. Again this depends if the seller will go along with your higher offer. If they have the time they will.

So Poorman,
Bought any DVC contracts lately?
