Thanks to all who PMd me with great links for nice homes. :thumbsup2 I also sent a general inquiry. Now my question is are the prices negotiable or do you just pay what they are asking? The prices are so varying for the same layout. Anywhere from 695 to 1250.00 for the week.

Prices will vary because of different upgrades, views, amenities and furnishings. All of these extras cost money to provide so just make sure you are comparing apples with apples - which can be hard to do with vacation homes.

Enjoy,

-Kay

Some do negotiate, some do not. If you do not care about the location and facilities on offer, then why not go for the cheapest?

Well actually I do care. Just looking for the best deal:confused3 I don't see anything wrong with wanting the best bang for the buck.

Pick out two or three properties you'd like to stay at that have availability on the dates you need. Then as you get closer, if neither book up, offer a lower rate. If one or two of them book up, it's your sign you have less bargaining power.

We always ask politely (and successfully) for a lower rate, especially if we have seen other properties that seem similar for lower rates. Also, we have often had owners email us a week or so after our initial inquiry asking if we have found a place, and offering to come down if necessary to secure our booking.

I don't think there is anything wrong with asking. The worst someone can say is no (and they often do, also usually politely).

I asked for, and received, about a 10% discount off what would have been the total price including tax and pool heat. I made the request when I had narrowed my choice down to two townhomes. They seemed quite comparable in quality of furnishings, plasma tv's... I made the same offer to both owners, I just emailed and asked "will you except xxx for these nights, including tax and pool heat?". One responded yes, one did not. So it made my final choice easy. We'll be there over X-mas.

I totally agree - my point (not clearly expressed) was that prices for the same layout will likely vary depending on the location and facilities. Apologies for my lack of clarity.
