An interesting Question: SSR market value?

Now that it appears SSR will have a solid 11 month home resort advantage reason (Treehouse Villas) will this affect market value in any noticable way? If it does, I'm sure it would take time but I'm curious if this home resort advantage might boost SSR point desirablility and market value.
 
I've been wondering the same thing the last two days. As a long time OKW owner I was never really impressed with SSR (yes I stayed there for 8 days in 2005) but with the addition of the THV's I am now thinking hard about an add on at SSR just for the 11 mos advantage for the THV's. If my 401K wasn't tanking like it is I would have already made the call.
 
It will ultimately depend on how many believe having the treehouses will be a big plus for SSR. The treehouses were not hugely popular as Disney hotel rooms, but I suspect many who become DVC members would be those who definitely would like having the treehouse unit -- people who are experienced guests, such as DVC members, would likely be more interested in doing Disney "secluded" sometimes. I may be wrong but I am doing my own thought processes. I do not own at SSR and have not stayed there, but if they have the treehouses that is something I definitely would consider despite not having quick and easy access to parks, stores, etc., i.e., a secluded Disney vacation sounds very interesting.
 

If the point value is close to the 2br cost then yes they would be the “cheapest 3br” on the property. If they are closer to a GV then not so much.

:banana: When my husband bought SSR this year for me I was so thrilled because I love that resort , it has a more adult feel for when we are without my niece and nephew . BUT yet it has a great kid feel when they are with us and it is a nice little walk to the market place.

We knew that we were going to add on BLT when it came out so we made sure we bought our 1st home resort with thought . The Treehouses for us are a huge bonus I dont care when I stay as long as I stay : ) I had booked it for my own kids back in I think 95 or 96 ( it was the year they closed them ) They called and booked us somewhere else because of the closing . My DD 22 asked when I was taking her to the treehouses last night : )

I dont use this often but I am so excited so here :banana:

I don't think we would spend a week there....but I can surely see staying a few nights....maybe at the beginning or ending of a busy park type vacation. I can see staying there in the fall/winter months...just seems so cozy. I think it would be so nice to sleep in, water taxi over to DTD....just CHILL in my THV. I am thrilled this is now an option for DVC and even better that we SSR get the 11 month window. So.....come join us at SSR.... You too....can have that 11 month window advantage!!!!

I think you'll see a lot more 7 month availability at the other resorts as folks will be booking at their home resorts and then trying to move over to the treeshouses when the booking window opens.

I think Disney will really need to add a little something extra to the project though as it's quite-a-ways away from SSR walking-wise for the amenities.

I'm thinking at the very least, golf cart rentals; but a really cool water play area would be the way to go IMHO. Also maybe throw in some nature trails.

Another attractive thing about this will be the fact that the treehouses will make it very easy for members to bring or rent bicyles for the week and use them to get around the grounds. They could just lock them up at the bottom of the villa (that is if Disney doesn't put bike racks in for members at each villa).
 
I wonder......how the bus system worked with the old tree houses???

Adding something like that but not too much (don't want to change the area's sense) would be a good idea. What we do not know is whether they will, or more important, whether they can. I know they have to deal with environmental issues that may prevent building anything new in that area. The way they got allowance to rebuild the treehouses was to show that the new ones would actually occupy less actual land (the footprint) than the old ones.

Yes. I posted this in another thread, but I believe that SSR (love it or leave it) has been dealt a bad wrap and thus ended up at the bottom of the pricing pile to the extent that It has also been weighing on the whole pricing structure. This is just short of genius and is a real nifty way to give SSR that special draw that will make a difference. This helps bolster the whole pricing structure. IMHO.

You could be right about this, but I'm thinking the people desiring the treehouses are somewhere between Fort Wilderness campers and regular room people that like the thought of camping, but would prefer a DVC room in the forest.... Like me. :)

I'd rather have a little hike to facilities if it provides me some feeling of being with nature, while in a DVC room.

I just wish they had some 1 bdrm treehouses. :)

Well I am not a camper and staying at FW surely doesn't appeal to me .....I am not a wilderness girl at all...HOWEVER .....staying at that tree house might just make me one yet!!!!:rotfl2:

I don't think it could make much of a difference in the grand scheme of things. There are only 60 THV. That doesn't free up much space.

BTW, has it been confirmed that SSR owners have the 11th month window?

I wonder why anyone would buy THV if they could have the same booking window buying SSR on the resale market?

Jim (my buddy) introduced it as a phase of SSR. Seems pretty clear to me.

well, we're not campers (more of "mint on the pillow":rolleyes1 ), but loved a stay at the FH cabins!!
of course, not for park commandos, but perfect for those who prefer a more leisurely vaca, with tons of activities that do not involve electricity ;) .

i'm sure we'll book a few nights in one; just trying to figure out if dh & i should take 7 other people along.

It'll obviously have to be a separate booking category. The idea that a significant number of people will book at BWV, BCV, VWL or even non standard at AKV and then switch over to THV at the 7 month window is not a valid one IMO. THV will add FAR more 7 months vying points than it will take up in all likelihood. The logistics will be a challenge. Maybe they will do the golf carts. They'll have to have the THV on the bus route for SSR including both the internal and external routes. Maybe they'll have a walkway for the most direct route, I doubt it's much if any further out than the Carousel section with a good walkway.

As for affecting resale prices, I doubt it unless it reduces them somewhat.
