So we have a trip planned for September 18-26.
We booked just the room so far with dvc points rented through a friend who is an owner.
My husband told me weeks ago to get trip insurance weeks ago. I thought I could purchase at any time. It looks like cancel for any reason insurance has to be purchased within 21 days of deposit. I am now past that time do I have any options in case Disney is not open by September?
 
Ask your friend what his or her banking deadlines are for the points used for the trip. If he can still bank the points and he has time to do so, and he's willing to refund, then let him know

Knowing your options and your friends options for the points at least gives you options to consider, which will impact the answer to your question.

The only thing we know for sure is the longer you wait, the less options you will have.

Your options will be whatever options your friend can offer you, Rentals are private transactions,

So, if your friend says they can’t refund you, then you can ask if she can rebook you. If she says the points are only good until X, and there are no rooms before X, then you are out of luck.

Best case, if resort is closed, is that the points she used have a long shelf life, that she can rebook you, and there are rooms,

But, everyday you wait to decide, the rooms are drying up. Right now, getting much through January, is slim.

By July, if it seems your trip is a no go, getting a new room will be even harder, and that is assuming you’re friends points are eligible for bookings next Spring
 
Could you even get insurance since it is a personal transaction between you and a friend ?
I thought I could, but I didn't think of it the way you put it, so I don't know. Good question! Maybe someone else knows the answer?
