Am I understanding DVC right?

I can tell you that I recently tried to book a standard studio at BLT at the 11 month window at 9 am. It was not available the lake view was….

As to the OP. I rent my points that I don’t use or don’t think I want to bank for next year…. I think you can get slightly more money for your points, but other than that you are on the right track….

I have more than gotten my break even and had others people money to pay my dues…

But it really is a big game…. Bank, borrow, rent, etc…. It takes a little time to figure it out but when you do it’s pretty easy

My situation is very similar as yours and I have to thank everyone who shared their insights in this thread.

DVC owners are really a great community and even if I would like to be part of it, you helped me understand that, being from Canada and not wanting to go every year, it's best for me to rent points (I don't want to pay Disney rack rates anymore)

I've been looking into whether it makes sense for us to buy a DVC. We used to go to WDW every 2-3 years, then had a child, and now pandemic, so less now. We would like to start going every 2-3 years again, but also want to travel other places. We always rent dvc points when we go.

Can someone review this example and tell me if my calculations are right?

I'm looking at a re-sale listing for $8741 total for AKV. PPP $155, 50 points (coming avail 2022), $8.24 pp dues, expires 2057.

Am I right that works out to being around $13.23/point (using this years dues @ 35 years plus full purchase price?

If this is the case, I'm wondering if we would actually make (a very small amount) money if we sold in years we didn't go? I read DVC is not an investment, so I'm not sure if I am right. Looking at DVC request, where I usually rent points, they would sell mine for $15.5 per point, so I could potentially make $113.5 if I needed to sell points?

Math is not my strong suit - appreciate anyone with a keen eye to let me know!

An Advice don't buy a timeshare with DVC, its a nightmare if you want to go somewhere else and not to your property, I'm stuck with 200 points that are going to expire in November and I'm trying to book an hotel to Japan and there is no way to do it until 2 months in advance and because I already have experience with Disney I am pretty sure that they are not going to have anything available in that month. So please do not buy a timeshare with DVC, look for RCI or something else.

Have you considered renting out those points and then using the cash to book the hotel in Japan? You should not be "stuck" with 200 points if you're willing to rent them out at a decent price.

Any reason you can't rent out your points and book something with the cash you make from it?

We used our DVC every other year for years - and it worked great. And we went lots of other places. However....it was every other year rather than every three - there is a lot of risk with every three and almost certainly wasted points. And we generally took two significant vacations a year - and then smaller trips. We also stayed in two bedrooms - more points - but the reason we bought DVC wasn't to travel cheaper, it was to put our kids in a different bedroom.
