All Star Suites confirmed! Impact on DVC rentals?

Mousesavers has posted the following... Now that there are prices associated with the suites what do you think the impact will be on rentals? The fact that it sleeps six I could see some minor impact on two bedroom rentals.

Editted to add...and a definite but still minor impact on other rentals. Two bathrooms for not much more than the price of a studio during value season.

New Family Suites at Disney's All-Star Music Resort

We've just learned that 192 "family suite" units will soon open in the Calypso and Jazz buildings at Disney's All-Star Music Resort. These 520 square foot suites include all new furniture, two full baths and a kitchenette with microwave, 4.3 cubic feet cube refrigerator, sink, coffee/tea pot and limited cabinet space.

The main bedroom in the new family suites has a queen bed and 27" flat screen TV. The second room has a double sleeper sofa, convertible twin chair sleeper and convertible twin ottoman. The units are all non-smoking and have high-speed Internet access (daily fee).

"Rack rates" (full price) for the family suites are $169 value season, $209 regular, $239 peak, $259 holiday.

The suites are not yet available for booking but it is anticipated that they will open for reservations very soon
 
Actually, I think that would be a good thing for DVC. I personally think folks should not be able to rent DVC for less than they can get a room at the value resorts.
 
I don't think this is much of an impact at all.

First of all, the majority of my rentals have been studios. In the 4 years or so that I have been renting points only one rental was a 2 BR. The rest were all studios.

Secondly, the price of the AS Suites is really not all that attractive IMO. It is more than twice the cost of two rooms. The real penny pinchers were not renting DVC 2 BRs and I don't see them renting All Star Suite either.

Lastly, I don't see the casual guest who just wants more room to stretch out renting the All Star Suites either. DVC 1-BRs all have more room and 2-BR have more than twice as much room.
 
I don't think it will impact DVC.

First, it's the All Stars. The resorts are different than DVC. Those who want to stay in a deluxe will not mistake All stars for a deluxe.

Second, there are not that many rooms, so availability will be limited.

Third, the amenities will be totally different. No washer dryer etc.

Fourth, it's the All Stars. If you are not a fan of the all stars at $75 per night, paying more than that still won't entice you to stay there. There are many people who feel they can stay at a nicer hotel for that amount of money staying off site.

Good point...in a way it pegs where the bottom should be on a one bedroom.

Value season you can choose between a Value suite with no jacuzzi, no stove, no washer, no slide, no table service but instead you get two bathrooms (could be a big plus) and actual sleeping space, dining privileges and EMH for six.

I guess this really is competition for the Fort Wilderness cabins rather than DVC...but with the cabins you get a full kitchen and indoor and out door seating...but only one bathroom.
 
Here's a different spin: It's great for my DVC family of 5 since we have the option to stay on a Fri/Sat and not have to pay huge $$. We've stayed at the All-Stars a few times and were never disappointed. I'm glad they did this.

Besides, every family deserves a Disney trip. If this helps some families afford to go, even better. :)
 
I doubt it hurts DVC renting very much, as a few have stated. I think the key for renters is still the big three: Location, location, location. The Boardwalk and Beach Club are still right outside the gates of Epcot and MGM, and WVL is pretty dern close to the MK. The suites at the All-Stars still can't beat that. ;)

Another thing to add, these suites will be marketed by Disney in typical Disney fashion, renters are still a pretty limited group who (for the most part) know what they're looking for.

I don't see it having much effect on DVC rentals. It might open an attractive option for the bargain hunters who need more room, and as others have mentioned, that's a good thing for families on a budget. If anything, it might help by providing affordable accommodations for folks who really can't afford DVC, but want more room.
