AKV re: standard, value etc...

At the lodge, standard is parking lot...what is value at the villas supposed to be?? Then what is standard? Pool view, perhaps? I know, obviously, that SV is savanna view and C is concierge. We are considering buying in at AKV and in the dream book it was broken down in this way. Thanks!

LisaS modified a drawing that showed which was which.

Standard view is pool view, the concierge view could be either pool or savanna, and value view could be either parking lot, pool or savanna. I am pretty sure of this.
 
Value is parking view. It faxes the front. Biggest difference isn't the view its the size. Value is a smaller sized room I also think SV could have parking or pool but not savannah.
 

Standard View rooms are defined as facing the pool, garden or parking lot. However Jambo House (the Lodge) also has Value rooms which are smaller than the Standard View, Savanna View and Concierge rooms. Value rooms are located along both sides of the Giraffe and Ostrich trails (the two short hallways along the front of the resort) so they face the pool, parking lot or the Sunset Savanna. As it turns out, all of the parking lot views in Jambo House are from Value villas, so all of Jambo House's Standard View rooms will face the pool area. It's also not clear how many of the parking lot view rooms on the 5th floor are AKL are going to be converted into villas. Different architectural drawings have shown different outlines along the front of the resort.

Here's the drawing wildernessDad mentioned which might make things more clear. I took the construction phases drawing and marked the areas for the Value rooms in lime green, the Standard View rooms in yellow, the Concierge rooms in pink and the GVs in orange.

Thanks everyone! Not sure of the points we would want to buy yet. Any word on the percentage dues increases usually are? Is there a cap? Worried that dues would increase majorly at AKV for the upkeep of the animals.

This is our concern also and the reason why we have not bought already. We are thinking that we should buy in at SSR for less per point and the annual maintance dues should not be as much as the lodge.
 
Have considered this also, but worried that we won't be able to get anything at AKV at only 7 months out. We only go in July to WDW and have only stayed at AKL. Do you think it will be hard to get a booking at only 7 months out? There are only four of us and to maximize points we would most likely do a studio.

AKV is good sized...not as big as SSR, but good sized.

I think you'll PROBABLY be able to, most of the time, book at AKV at 7 months once it's fully completed (meaning Kidani is fully complete, up, and running). What you might NOT get is value or concierge rooms. Those are likely going to be snapped up by AKV owners before the 7 month window hits. Savannah view rooms are the most plentiful type (and I'm going to go out on a limb here and say they're probably the ones MOST people would want to stay in), so those should be relatively available.

Now, all that is taking into account DVC TODAY. As the smaller resorts have found out, that doesn't mean tomorrow the answer will be the same. As more DVC resorts get built, and membership gets larger, it goes without saying that the 4 month owner exclusivity window gets more and more "valuable".

That being said, the argument over dues increases is a long standing one.....but no one really has any hard proof as to what's going to happen. Really, no one will know until the resort is complete, sold out, and the developer subsidy goes away.

The "average" dues increase varies by resort, but I think it falls between 3% and 4%....and the POS docs limit any increases, outside of tax increases (which DVC has no control over and just passes along), to 15%, I think.
 
My guess - and that's all any of us have - is that there will be studios available at the 7 month mark. As long as a decent number of AKV owners want to stay elsewhere, there won't be a problem. I'd be a little more worried about the 1BR's and 2BR's, where the extra bed and bathroom are going to be very popular. But, even then, for most times of the year I would expect at least some rooms to be available at the 7-month mark.

I may not have had enough coffee this morning ... but does that mean that the "Standard View" in the Jambo House will all be pool view? That's the only bit of yellow I see. Or is there yellow assumed to be where the green is too up on the higher floors where the rooms were bigger?

I believe all of the Standard View rooms in Jambo House will face the pool area. By definition "Standard View" is a view of the pool, a garden or parking lot. This will be true for the Standard view villas in Kidani Village. But Jambo House differs from Kindani in that it will have Value villas and the only rooms facing the parking lot in Jambo House are Value villas.

The AKL hotel has two different room sizes. Most of the rooms are "standard" size rooms but most of the 5th floor and all of the 6th floor rooms are larger "deluxe" size rooms, about 40 sq ft larger than the "standard" size rooms. Not all of the rooms on the 5th floor are "deluxe" size. The rooms along both sides of the Giraffe and Ostrich trails, the two short hallways along the front of AKL that I marked in lime green, are "standard" size rooms. The Value villas are the result of converting those "standard" size rooms to AKV villas. Since those are the only rooms that face the parking lot and they will all be Value villas, there will be no parking lot views from any Standard View villas in Jambo House. I don't believe there are any views at Jambo House that would be classified as "garden view" so that means that all of the Standard View villas in Jambo House will have a view of the pool area.
 
Another question from an AKV newbie...

I just booked savannah view, 1 b/r, jambo for next Feb.

I assume it will have 1 bathroom like normal DVC villas, right? It's the new building (kidani) that will have the second bathroom??? They did mention the fold-out chair bed at booking, nice amenity!

We saw the models last May but all those room categories still have me confused! Your colorized picture helps though, thanks for posting it!

Correct.

Jambo House 1BR have one bathroom, Kidani 1BR's have 2 bathrooms.
