Thinking of buying in at AKV and wondering if their is a map of the AKL & AKV areas and the floorplans for the rooms available.

Also, how far in advance does a DVC member need to reserve a 2BR to ensure availability. Are these limited at the resort at this time?

What is the construction schedule and what can we expect if we plan to go in OCT/NOV/DEC 2008?

If we buy in now, when will we need to use the developer points and can they be rolled.

It depends on the time of year and the resort. There are only so may 2-br villas per resort if that is what you mean by limited.

Construction is finished at Jambo House but will be ongoing at Kidani Village.

If we buy in now, when will we need to use the developer points and can they be rolled.

Developer's points must be booked and used within one year. They are only good at the 7-month point. I assume that rolled means banked. No, developer's points cannot be banked.
 
This site gives you room layouts that will exist at the Kidani building, currently scheduled to be completed in 2009. Cannot find one on-line for Jambo which is different (e.g., Kidani will have 2 bathrooms in 1BR and thus 3 in 2BR but Jambo has only 1 bathroom in 1 BR; also Kidani will have separate shower and tub in bathroom off the master bedroom in 1BR and 2BR, whereas Jambo has combined tub and shower):

Vast majority of rooms at Jambo are 2BR lock-offs meaning they can become separate studio and 1BR. Kidani will be the same but it will also have some dedicated 2BRs, meaning some that can only be used as 2BRs. 2BRs will likely be the easiest of the sizes to get but issue for how long out to reserve depends not so much on that but instead point category and time of year. There are a limited number of "value" point cost rooms (smaller in size than others), and "standard" view point cost and, because of lower point cost and limited number, those are likely to be booked faster than savanna view point cost rooms (which will be 80% of all rooms). Then times of year can make a difference -- holiday weeks you should book 11 months out, likewise first two weeks of December which is a very high demand DVC time. You will likely be able to get 2BR (particularly savanna view point cost) most other times of year even at 7 months out.
