Hello everyone,
I am in the rofr stage in purchasing our very first dvc at AKL and it is estimated we wont close until January 2016. I am looking at renting the three br villa at the end of September or beginning of October 2016. Is this a rental that I must get right at our 11 month mark or will there still be availability at that point? I am trying to gauge how popular this room is to see how hard it will be to rent it. I will need the rental for 10 days. Thanks for any help!

Wow, that is 820 points! Are you getting a lot of banked points, or buying a big contract?
I'm guessing you might be able to get one at Kidani, but you want to book ASAP you can.
Check drusba's DVC availibilty post for really good info about booking patterns. I'm sorry, I don't have a link.
Maybe someone else can post one, or have more definate info.
Late Sept through New Year is busiest DVC time, so hardest time to get rooms. Many newbies think it is "slow time" when it is not.

I bought a smallish contract, 160 points. There is 160 points from last year plus 160 coming December this year but my brother is also purchasing DVC. We always vacation together so we are combining the points from both contracts so that we are able to get the room. With both combined, it will put us over the needed amount.

Don't call it renting, you are booking a reservation. Prior to booking you need to do a transfer with your brother and you will have to book with MS, not online.

Just an FYI. you can only combine points with your brother if you both own at AKV. If not you will need to wait until 7 months out.

You cannot borrow transferred points. You cannot transfer banked points. Your brother might need to book as many points as possible with his points and you book as many as you can with your points. He could transfer current year points to you (well, current for the reservation) if you need a few to get a full night. Just don't try to transfer points from the next UY because you won't be able to use them. He should borrow them to book some of the nights.

Then ask MS to link the two reservations.

Since you won't be able to book right at the 11 month window and because this is your first reservation, my advice is for you and your brother to call MS together after you both close and have your membership numbers / points in your account. Don't do any booking yourselves before calling. (There isn't enough "time" advantage to booking online in your situation to override all the things you'll have to know to avoid problems making this reservation, so let MS do it for you. The only thing you'll have to do is call together).

Tell MS what you want to do and let the CM make the reservation for you. That way you won't run into any issues with transferred, banked, borrowed points, etc, and if there is linking to do, the CM can do it then.
