Advice needed on terms for renters

I hope this is the right spot for this post -- since I am not actually offering or seeking rental points at this time it seemed best to put it here. I'm sure a mod will move it if necessary.

Anyway, what do people typically do for a cancellation policy, if any? I would worry that I'd not have time to bank points if my renter cancelled, and thus not want to have a super generous cancellation policy. Of course I'd want to be fair, though.

Also, do you ask for full payment up front, or split it up somehow?

I would love to see what others have done!

I require 50% deposit, balance due within on week of confirmation of reservation. I have a no refund policy. Contracts are available, if the renter wants one.

I make my terms very clear upfront, so there is no confusion or misunderstanding. If the the reservation is more then 6 months out, I may spread out the payments.

If the reservation is within 3 months, I expect payment in full via paypal.
 
I rented a few times and was very specific on the terms and had a contract filled out. I preferred Paypal over a personal check as it was quicker to verify payments but as the other poster stated the further out the more lenient you can be. The only person that did not follow thru and left me hanging was a co-worker I have worked with for a while. Go figure!! I usually did 50% up front and the final at least 60 days before. I have a decent contract that you can customize if you need. I pulled it off this site from one of the threads a while back.
 
I do 50% down and the balance due 90 days before check in. As far as cancellations, I allow them 31 days prior to departure or if the travel is past my banking window the cancellation policy would change to mid month just prior to my banking deadline. So 30 days out and past my banking window....no cancellations.

Wow, those are pretty generous terms.
 
Thank you for the responses! I am happy to hear from more people if they have other terms they use. Mostly I am happy to know I'm not alone in thinking that it would be fair enough to not give a refund for a cancellation. Depending when/if they cancelled, I might lose the use of those points or not be able to rent them for the same price.
