DH and I just purchased AKV 200 points in June with our payments starting in September and our UY beginning in December (I'm a teacher and this seemed like the best bet with the school year).

DH just hurt his back and is off work right now. This is where the problems begin. We are worried about how long he will be off and how this will effect our bank account

I contacted TSS which referred me to this site (note I'm a newbie). I talked to them about our situation (let me know if I can state the person's name here because I would love to, he was extremely helpful). Anyway, I spoke to him about selling the ownership (no I'm not here trying to sell) and he told me my best bet right now would probably be to go on this site and post a rental.

Any advice or thoughts on this? Has anybody been in a similar situation and figured out how to work through it without losing their pants (or the DVC)? Any advice would help, I really don't want to see the possibilities and dreams that we had just a few months ago go flying out the window. My daughters (ages 4 &5) are still coloring a pictures to give to the princesses on our next vacation! princess:

Thanks for any advice!

I know everyone here is so sorry to hear about your situation and you will have many replies from much more experienced memebers. I guess first thing to know is did you receive 2006 points or 2007 points when you joined? (I am not familiar with what AKV was offering). If 2006, were banking deadlines waived? If you are able to make the maintanence fee payments, I would bank your points into the next year. With a December UY, you virtually are always looking at the next calander year to use your points:confused:  . So, if you have 2006 points and can bank into 2007 without penalty, that means your Dec. UY points would be available for you to travel in 2008. Maybe you will be able to travel in 2008. If you have 2007 points, you will bank them into 2008, which means travel in 2009, and so forth.

You can always rent out the points as well. Yes you can do this on the rent/trade board here, but I find it best to check with friends and family first (if you want them to know you own DVC). Even at a discounted rate to them, you can get your fees covered and have confidence that you are dealing with a good renter.

I am looking forward to hearing better advice than mine from the veterans as well. Again best wishes and here's hoping everything will be fine.

AKV doesn't have 06 points, so based on her description she will be getting her first set of points Dec 1, 2007. You have a couple of choices. on Dec 1 you can bank all of your points into your 08 UY, which will mean you will have to use those points before Nov 30, 2009. So, that effectively buys some time.

If you want to have some revenue to offset the loans and maintenance fees you are gonig to be paying, then you can rent your points. Using $10 per point as a guide, that would give you $2,000, which may or may not offset all of your DVC costs. Renting isn't bad to do, IMHO, but it does require a little bit of research and work to work with your renters and DVC. The cash flow associated with renting is up to you and how you structure your rental agreement. So, do a search on Rental, I think I just saw a few threads recently, so you can see how they are done and what that may mean for cash flow.

I too am sorry about your situation, and hope it works out so you can hold on to your DVC.

None of my business, but if your DH is not seeing a chiropractor, may I suggest he does. Research shows back injuries are improved with chiropractic care 60% faster and more effectively than with other treatment. I just felt the need to add this in case you didn't know.

Sorry to hear about DH's backs. Back pain, especially chronic, can be life changing. I hope DH recovers quickly.

Like others here have suggeted, Banking points to 'buy an extra year' is one option. I think renting may be a better one for you.

Renting in the $12-$14 range is easy, especially for AKV. Here is a DVC Rental Primer Thread (I found it via google search): http://www.disboards.com/showthread.php?t=1255828

Somewhere there is also a thread about sample rental contracts that I can't currentlly find for you. Googled it! http://www.disboards.com/showthread.php?t=895654

It is now harder to rent due to recent changes (specifically here at the DISboards), and many here are against any form of renting. But if you were to rent out points during your DH's disability, you could easily pay Maintenance Fees and even your loan (if you have one).

There are many other sites to rent timeshares that hopefully more knowledgable members will provide. (TUG and redweek come immediately to mind).

Hope DH recovers quickly and best of luck!

chiro work is most successful when combined with massage therapy, as those muscles pull things back out of place.

I hurt my back a few years ago and it was actually massage(per my dr's suggestion) that finally fixed it. The massage therapist is the one who told me about doing the massage and chiro together to be most effective

Deb, I know how you feel. We are in somewhat of a similiar situation ourselves. We just bought in July and our first trip home is in January, but DH's contract at work is up in October and they may strike. I am worried it may go on for a while, but hoping for the best. I feel your pain. I hope you can work it out.
