Advice for off property rental for large group

We are planning a vacation for approximately 14 people and looking at a villa rental off property to accommodate us all. Looking for suggestions on the best communities to stay in, as well as websites to look at and book a place. All ideas and comments appreciated.

Westgate Lakes can accommodate a group your size. Floridays might work as well but Westgate Lake has more bedroom options. Their four bedroom sleeps up to 16 people. Floorplans are on their website. http://westgateresorts.com/lakes/accommodations/

We love Windsor Palms. They have 2 and 3 bedroom condos, 3 bedroom townhouses, and 3 to 6 bedroom single homes. If you want everybody in one property, a 6 bedroom house would accomodate that. If you want to split up but be near each other, that would work too and give people a variety of options and price points.

Stayed in a6 bedroom home in Emerald Island earlier this year. The house had beds for 18. There are also several 7" bedroom homes at Emerald Island. Check out the homeowners website. It is very close to Disney property
 

There are some homes in Reunion Resort and champions gate that have 6-10 bedrooms
 
HomeAway.com and Vrbo.com have the same listings but I prefer vrbo because I can search by neighborhood. Keep in mind if you are not traveling during the busy season, then rates are often negotiable.

Even at busier times, the closer to the travel date you are booking, the more likely owners are to negotiate to avoid having their place sit empty. Also, if you are booking a longer stay, I've found owners more likely to negotiate since they're happy to lock in 2 weeks or more at once.
 
We've stayed at Windsor Hills and at Emerald Island. Both are really nice communities and very close to Disney property.
 
As already stayed Emerald Island has 7 bed homes and Reunion anything up to 12 bedroom. Windsor Hills is limited to 6 bedrooms which can take 14 but maybe a bit of a squeeze.

A lot depends on your budget also. Reunion is most exclusive resort in Orlando.

They manage rentals in many of the above mentioned properties.
We like Oakwater resort for its close proximity to WDW. However, at Oakwater, you would have to get at least 2 units, since they are all 3BR condos
