Advice for a newbie!!

I need some advice!!
I’ve had a quick look for threads that might answer my questions, but not had much luck.
We’re looking at buying into DVC at the moment (took the tour on our last visit in August) but we really want to own at VWL. So, I know we need to buy a resale – which we can either get direct from Disney or though a broker. I realise that it will be more expensive through Disney but can I just double check some things:

1. Does the minimum purchase of 160 points still apply?

2. Can you close really quickly like you do if you buy new?

3. Any idea of the current purchase price of resale points through Disney?

4. Any idea of current wait times?

1. Yes, the minimum from Disney is still 160 points.
2. Yes, as soon as you make the deposit, you can start making reservations.
3. Hmmm, Not 100% sure about that since it is different for current owners than it is for new purchasers.
4. That is a question only a DVC guide can answer for purchasing from DVC, and a resaler can answser for secondary market.
 
3. Any idea of the current purchase price of resale points through Disney?
I believe it is $98 per point. Call DVC to confirm- and ask about closing costs. They might be zero through Disney. I am not 100% positive but I think my guide once told me they only charge closing costs for non-sold-out resorts- even for non-owners.

I think you could save a good chunk of change (or get more points for the same$$$) buying resale.
 
If you buy from DVC, you will have the points available immediately. If you are financing, Disnsy finances it and does not report the loan to credit agencies. If DVC has VWL ponys available, the process will be very quick. If not, you may have to wait.

with resale, you could pay a lower point cost, but th wait time may be just as long or longer, as you have to wait to see if DVC exercises ROFR.

We just bought a VWL resale and paid $80/pt. The whole process from making the offer to closing took about 6 weeks. The length of the process really depends on how fast all involved parties sign their papers. There are quite a few listings under the Timeshare store. You can pick the Use Year you like. Some of them, like mine, were stripped of their 2007 points already. You can also negiotiate whether you or the seller pay the maintenance fees. Buyer usually pay a closing fee. Ours being 150 points costed about $500. Ultimately we definitely paid less than $98/pt. Good luck in your decision.

Also, I've seen a lot of people refer to the fact that DVC peak times are different to WDW peak times. I know DVC peaks will cover Christmas, Easter, Spring Break, Food and Wine and Thanksgiving....are there any I've missed out?

Add all of December to the DVC peak times and I think you've got it. Dates surrounding the marathon can also be competative.

As for Use Year- it depends on what they have in inventory- but if they don't have what you want you can go on a waiting list.

One difference with buying direct from Disney is that it may be easier to get a "fully loaded" contract than it is to find one when buying resale. For example, if you buy an December UY right now from Disney, you will get the 2006 points (since Dec is currently in the 06 UY), then another set of points for 2007 on Dec 1, 2007. So, if you buy a 160 point contrct, you might get as many as 320 points more than if you bought a "stripped" contract resale. Depnding on how you value those points, that may make buying from Disney very comparable in price to buying resale.
