Advantages 100 pts AKV vs. resale?

ok, very new in looking at DVC, so please direct me if there already a current post on this (didn't see one, but could have missed). Just wondering what the advantages are if any in buying the current deal of 100 pts buy in at AK verses a resale contract? Other than timeshare contract end dates, or possible closing cost, is there anything else I missing? Not sure if AKV is where I would like to have my home base. It looks like I could potentially be able to buy resale points for as little as $70+ per pt, verses $96 for the deal now at AKV. It seems resale from a price perspective is the way to go. Is the length of the contract the main reason to buy direct?
 
We bought direct because I am a brat and couldn't wait to start making reservations. I didn't want to wait through all of the closing time.

We were able to swing Jambo house so I got to use my points right away.

I made a ressie 48 hours after I put down my down payment. Since we were able to do it so quickly our fall trip this year won't come out of pocket it will be our points. If we'd bought resale we wouldn't have been able to use our points most likely.

Also, we got incentives to buy direct.

Ah, my head is in the same dilema. :headache:

I think WLV would be my preferred home resort but AKV would be new rooms and they have a couple room categories that are cheaper. So, I can maximize AKV points by needing less rental points or maximize WLV points by being able to have cheaper buy-in costs.
 
The end date of the contract could make a difference depending upon your age or if you think that you could be leaving your membership to children. The end date could also affect the value of a resale if you ever decided to sell.

As has been stated, buying direct also gets your points to you very quickly, usually within 48 hours of making a deposit. The closing costs are less and are zero on an add on when buying direct.

You would have to compare the price per point, closing costs and length of process before comparing resale to direct. In many cases it can be less expensive to go with resale, but not always.
 

We also bought direct during the DL event and AKV is the one we like to stay the most. At that time, we wouldn't save any money by buying AKV resale plus it would take a lot longer to close. The CM make the ressie for us using the developer point as soon as we signed the paper.
 
Personally, we don't love AK so we wouldn't want to own there, no matter what the incentive. I would do a lot of research and see what DVC home "fits" your needs the best for now and the long-term, then buy resale there or through DVC as appropriate. If you need to finance, then DVC is easier although the rate is high...
 
I'm confused??? Why would the length of contract be any different from buying resale vs buying through Disney. I thought all of the contracts ended the same date (except of course the contracts end sooner at OKW versus AKV, etc).
We just got our financing approved through TTS for SSR.

It wouldn't be different. I think the poster was assuming you would be buying an "older" property through resale vs. a "newer" property direct. It that case- there would be a difference.

I think you are being way too optimistic if you want AKV resale for $70 per point. :confused3 That would be very high risk of being ROFR'd by disney. :mad: Here are the most recent samples of what passed ROFR on this board if you did not already know about these. :hug:

for as low as 70+ pts. Just used as a comparision. I like OKW location better than AKV, but just trying to figure out all the buying options!
