We are currently on the waitlist to purchase BWV direct. We are planning on making our first visit 12/23-12/27. Can I set up our ADR's at the 180 day window without a reservation if our points don't become available by our 180 day mark?

Yes. You don't need a resort reservation to book ADRs. You could be local, or staying offsight. Everyone can make ADRs at 180 day mark.
The resort reservation gives you 60 day Fastpass, vs. 30 day Fastpass if you are not staying onsight.

You will only be able to book one day at a time as each day becomes 180. There is still availability for your time, but if you are unsure as to when your contract will come through you could book a regular Disney room so that you would have the advantage of 180+10, then if your points come through then just cancel the other reservation. This would also protect you so that you would have a room because as the clock is ticking the availability will become less.

I'm sure you know this, but as of today, if your June comes through (very possible) you no longer get 2017 points. I'd hold out for August if you need them!

Are you making getting the reservation as part of the purchase deal? Because otherwise, you won't be using DVC points to book those nights.

Rooms including studios @ SSR and OKW are available as are 1br @ BWV and maybe elsewhere.

There seems to be single nights available several places / room types, so I bet MS can make a "welcome home" reservation in a studio other than OKW or SSR happen somehow. Likely not a value studio at BW but something else. I agree, OP should attempt to make it a condition.

I was going to do a room only reservation so I can set up my ADR's all at once on 6/26. Then when my points come through just cancel the room only reservation. My understanding is we will be getting the 2017 points which I was going to use for our 12/23-12/27 stay at VWL. We're a family of 5 and 2 studios is less points then the 2bedroom. We'll also be going in July 2019 , which we are looking forward to a 2 bedroom villa at Boardwalk for that stay. I think that should work with a few points leftover, right?

Hopefully you have at least two persons who are 18 or older since only the Polynesian studios connect. But none are available. Unless you want a bungalow for 711 points for that stay.

Looking at the RAT right now, you are extremely limited. SSR one bedroom only has beds for four and you'll need to bring an air bed. OKW has beds for five in the one bedroom. OKW and SSR studios don't have room for five. You probably need to check out the OKW and SSR two bedroom villas. Nothing else have full availability. But by June 26, if that is when you get your points, those could be gone, too. VWL (actually now BRV) isn't available for any size villa.

Here seems to be the issue...lets pretend you get your points today. The dates you want in December are pretty much gone already and have been mostly since February. VWL and CCR are super popular in December and booked fast. Now, your guide *might* be able to make something happen for you in December. Our guide got us in at BWV just a month out during W&D. So lets assume your guide makes something happen for you in December, but be warned it will probably not be where you want to be. July might be easier since BWV is your home resort. However, the sooner you can book July the better. What is the cutoff to get the 2017 points if you have a July UY? You may be cutting it close. Do those 2017 points get added when the contract is signed or when the closing is official and filed? The paperwork can take some time to get completed (especially if there is some kind of clerical error or missing data that needs to be corrected). Good luck! There is no July UY. Also no Jan, May, Nov. The OP has to purchase in at least the month before the UY she is purchasing. Like Aug in June, June in May, Aug in July, Sep in Oct to get the 2017 points. At this point a June UY will only get her 2018 points and forward. If she got Aug, Sept, Oct or Dec before Aug 1, she will get 2017 points as well as 2018.

i'm sure I wasn't clear, Dec 2018 for studios at Wilderness Lodge. Anywhere. Our older 2 daughters are 22, so we're all set with the age. In July of 2019 is when we would like to book the 2 bedroom, which I thought I couldn't book until August of 2018 since Boardwalk will be our home resort. Our guide said we didn't have to wait for close to book the rooms when I spoke with him about a week ago because I realized we were coming up on he 7 months for December with a non home resort booking. I'm hoping for pixie dust for our December trip and for our points to come through! Thank you all again fo your helpful insights!!
