ADR with cancelled hotel reservation

We are still debating if we will be staying on or off site next April. If we book on property so that we get the 180+10 to make ADRs and then switch to off property, what happens to those ADRs?
 
I believe that they are cancelled as soon as you cancel the resort reservation?
