Add-ons at Sold out Resorts Through DVC

I have a complicated question about adding on at BWV through DVC. A fellow poster on another thread described adding on through DVC in February one year, calling, getting his points, and having the whole of that year's points available to him for banking as well. (In other words, he basically got a loaded contract through DVC.)

So, are all the contracts that DVC sells loaded? If I want to do an add-on for my BWV February use-year, if I wait and call in, say November, if the points are available, will the contract basically be loaded? Or does DVC have to operate just like the resale companies and sell the contracts exactly as they came back -- stripped down, with months, with the entire year, etc?

The contracts from DVC directly will have all the points available when you buy them, at least that is what my guide told me.

Some of the answer depends on how you choose to define loaded - some would define it as coming with banked points from the past Use Year, all current points and no points borrowed - but yes, any add-on purchased from DVC will come with all points for the current Use Year. Presently, MS has been allowing buyers to bank those current points even beyond the banking deadline, but that was not always the case.

If you call in November to add on to your February Use Year thru DVC, you will get the number of points in the contract you purchase plus another allotment on February 1, 2009.

We just added on last week. We have an Aug UY. We got all our 08 points, which we were allowed to bank with no problem, and our 09 points were in our account yesterday.

Not sure if they normally would prorate MF's on those current UY points or not but because we were less than a month from our UY, we had none. We will only owe MF's on the 09 points. Maybe someone can clarify that for us.
 

Thanks very much! That definitely explains why people buy resales through DVC instead of resale companies and helps me decide what we'll be doing.

DVC will prorate annual fees on all direct purchases. Please keep in mind that these fees are annual and not based on your Use Year - so you should expect to receive a fee statement for about 5/12 of the fees on the number of points just purchased.

DVC is asking $104 for BWV. The resale market is going anywhere from $82 - $90 per point. I haven't seen many contracts that aren't stripped, though. And I'm thinking when you figure in the closing costs plus the bonus of the 2008 points, it may be worth it to just go through DVC.

We've contacted the resale market and let TTS know that we'd like a BWV contract that isn't stripped in our UY, but if we can't find one before November, I think we'll contact DVC and go that way.

We'll also watch the price of points. If it looks like DVC is planning on ramping up the price a lot right before it announces BLT (I seriously hope that's not what they end up calling it!), then we'll probably go ahead and purchase before the pricing goes up.

Patience is a virtue, I keep telling myself. :cool1:

I agree...many of the contracts now on TTS, at least for the more in-demand resorts, are stripped of points until the 2010 UY.
 
Julie, we contacted 3 resellers back in March when we were looking for a small, loaded contract. I have never heard from one of them. I get their mass mailings of contracts but I have never recieved a call from one of them with a specific contract that met our needs. I did, however, find one when I was advised by someone to call on a regular, if not daily, basis. On my second call, they had our contract and it never made it to the internet.

My advise would be to call them. Don't wait for them to call you. The highly sought after, and sometimes smaller, contracts, with banked points, don't always make it to the internet listings.

In your other post, I expect that you really banked your 2007 points - not your 2008 points and you would not owe any 2007 fees - but you will still owe 2008 dues on those points prorated from your purchase date. You should not yet have received any 2009 points unless you have borrowed them already for a reservation. You do have 5 months remaining for 2008 and dues are likely owed on those points. If not, you really got a bargain (and probably should have purchased more points! ;) ).

You will recieve a statement late this year for the 2009 maintenance fees. The 2008 fees are not part of the closing statement, but are usually settled sometime after closing.
 
You're right! It is so late in the year and we won't use them until next year that I think of them as 09 points. To clarify, both contracts - direct and resale- came with 07 points which were banked and 08 points issued Aug 1 for a total of 200 pts this uy. I have to keep thinking of it as what year they give them!
