I may be adding on pts in the next year or two. My use year is Aug.
Doesn't it make sense to buy in July if my use year is Aug? This way wouldn't I basically get a whole years points with just an itsy bitsy MF bill- just paying a less than a month's worth of MFs?

Of course, promotions that may come along or an immediate need for points may throw a monkey wrench into my plan- but am I understanding this right- does this logic make sense?

I just added on to my March UY and I got 2006 points with No Maintenance fees for the year...
 
So - you have an Oct use year- and even though you are only 4 months into your 2006 use year they charge no MFs on your 2006 points?
I am a little confused.
 

I'm confused too. I thought they prorated the dues for an add-on based on the recording date for the new deed. Did those who added on get it in writing that there are no fees on those 2006 points until the 2008 calendar year? Can you share the specific language? Thanks. -- Suzanne
 
Our original DVC purchase was at SSR with a June use year. We recently expanded by buying at OKW with a Dec use year (40 points via resale with TTS). I plan on adding to OKW with small purchases (probably buying direct from Disney to save on closing costs). With a Dec use year, I THINK I can buy in Nov, get all the points for that year and then get new points in Dec, and pay 1/12 of the MF for the Nov-Dec time frame. It will be easier to buy 40-50 points at a time, and buy when we can afford it. Could be nice Christmas presents too!

Anything wrong with this logic???

With a teenager and a 21 year old daughter we could give both of them somewhat equal DVC gifts sometime. Ok, so it might be a long time from now, but that's their problem!! :lmao:

I would make sure in advance that MS will allow you to bank those 2006 points in July when you add-on- in th epast there have been times when they would not allow them to be banked past the deadlines.

Since maintenance fees are based on the calendar year, you would still owe prorated fees for 2007 on the add-on points (6 months - July - December).

For those who have recently purchased add-ons and received the 2006 points- there would be no fees for 2006 - but you will still pay 2007 maintenance fees prorated from when the add-on was purchased. Those buying points at AKV will not have any maintenance fees owed until after closing - and maybe even later if you have an October or December Use Year.

Your logic is correct -- if you want the maximum points for the minimum maintenance fees, purchase your add-on near the end of your UY. In your case, say you purchased on July 16th, you would owe 5-1/2 months of maintenance fees (July 16- Dec 31), would receive current-UY points and a month later you would be into the next UY and have another set of points available.

HOWEVER, there are two things that could affect your ability to do this:

1. If you wait until you are very close to the end of your UY to purchase your add-on, Disney might not have any more current-UY points in inventory. You would have to wait until the start of your next UY to purchase your add-on and would lose out on a year's worth of points.

2. Disney has been allowing most people to bank the current-UY points they get with an add-on even if they are past all banking deadlines. But there's no guarantee they will do so, particularly if you are just days from the end of your UY.

Bottom line, I wouldn't cut it too close!

If you purchased the add-on in 2007 - there should never be any 2006 maintenance fees - but I would be very surprised if the 2007 maintenance fees are waived. They would not be due until after closing, but I'm sure you will owe prorated current year fees (2007) on your recent purchase.

I realize that MS has been allowing add-on purchases to be banked beyond normal deadlines, but would still suggest confirming that in advance - especially if it is a consideration regarding when to make a purchase.
 
dues are paid from when you sign the contract, when the resort opens or when your "unit" is ready for occupancy or when you use year starts which ever is later. There have been many resorts of people buying and being allowed to bank even in the last few days of the use year but this is not something I'd count on. I'd assume the normal banking guidelines and therefore it would depend in part on how many points you owned and how many you were adding on. If you already owned 300 points and added 100 plus had not banked any for that year, you could bank all 100 points added on at 2 over months out.

A year or two ago DVC had a special where you paid no dues for that use year no matter when you buy but I think it's gone. Personally I wouldn't try to time it too much if you're otherwise ready to buy, esp since you can't make reservations with those points until you actually buy in.
 
Agreed that you need to work this sitipulation out with your guide when you are talking Add-On... I worked it out with mine and it was problem. 2007 maintenance fees are required to be payed in full, and will be calculated retroactively from your closing date.

That being said, you should really make it a point with your guide regarding a prior year's points... That was the selling point for me to buy over an Add-On at AKV... In addition, my gf and I love the OKW, SSR 'style' resort, so I was not DISappointed.

Although my UY is August I am doing an add on on March 3 as this is the last day before the price increase so I will avoid a few months of Maint.
Maybe they will offer a good promotion after????
from what I was told a lot of UY months are sold out with SSR much less trying to get another resort.
The last problem the price increase on March 4
Although some people have problmes banking it is due to a lack of knowledge on CS part but you need to make sure with your guide that you can bank so if you do have a problem She/he will call CS as I went over with my guide recently.
