Should be no problem to get, just call your guide for the Poly points. If you want to save money and don't mind waiting, you could look for a resale contract, there are already a lot out there.
 

You are still in the June 2016 UY, so they aren't giving you any extra points. You might ask em to bank them for you though if you can't get a vacation in before this June.
 
You will always get current UY points when you buy direct. UY is not to be confused with calendar year. So in your example, the JUN 2016 UY runs from June 1, 2016 until May 31, 2017. As long as you are in that window, you will get those UY points. If you bought June 2, you would be in the 2017 UY and that's it. It makes a big difference. Unfortunately, many DVC salespeople try to make it sound like you're getting a bonus, when all you're getting is what you're entitled to.

Will I have to pay maintenance fees for this year?
 
Yes, but they will be prorated. Also, if the choice is paying maintenance fees and getting points or not paying fees and not getting points, you should choose getting the points. There is about a $9 difference in value between a year's points and the maintenance fees on them. Given that your purchase price is fixed, it seems like a no-brainer.
 
and they can bank those points even inside the 4 month banking window. Just ask them to do it when you purchase. It's not a problem at all for them.
