about renting points if you are the seller...

We are considering a DVC membership, and my DH is worried (he really is a worry wart :-D...about "what if we need to take two to three years "off" from traveling. So I suggested we can rent the points. He wants me to find out how easy or difficult that process is and what one can expect to get for a BLT lot of points. Could be 160 or with banked points up to 320.

How does the whole renting of points work? I know there is a rent/trade board here. I see most points are going iin the $9-11 per point range. Is that about right?

I'm relatively new at the whole R/T concept myself, but we're in the same boat. We are having to take all of (year) off because of my DW's school and my deployments. You have to be careful when you're renting and make the payments on your terms. For example:

Your Use Year is ** (I dont know when it is but that's mine). You offer up ** points for rent and someone takes you up on it first thing in **. So long as you're not borrowing points from the next year, having to cancel a potential trip because somebody didn't come through isn't a big deal because you'll get all your points back and can still bank them for the next year as long as you cancel 31 or more days before check in.

If you have to borrow points, well then any points you borrow will remain in the UY you booked the trip in and those can't be banked anymore, so...just be careful. You just gotta really make sure you make the renter pay you like 45 days prior to check-in to ensure you still have time to cancel before the final 4 months of your UY. Lots of things to take into consideration. Good luck!

Tranferred points retain home resort and UY so you don't have to find someone who has the same ones as you. Anyone who would want your points would be able to take them, providing they didn't use up their once per UY transfer (in or out).

As far as renting, I have never done it, but from everything I have read, it seems like a simple process. How easy or hard it is to find a renter, well, I don't know. And, lately, with all the deals that Disney has been running, it may be a bit harder than in year's past.

Start with the Stickys on the rent/transfer board. There is tons of great info there. All said there have been relatively few problems with rentals.

For the most part, our experience when we rented our points was very easy and quick. I had banked 2009 points into 2010 and because my time off from work was limited during 2010 (most of it went toward my little Princess's arrival) we had alot of points we could rent out. We had everything rented and the contracts in the mail within about 48 hours after our initial post. BLT can be a big incentive too since you almost have to have that 11 month window.

My thing was I offered a contract, I kept my post up including bumping, I checked my email/pm repeatedly each day and specifically contacted people in the order they approached me. One thing about bumping my post--I didn't just "bump". I would take the time to write something more about renting or why I was renting.

My contract was a simplified/modified version of the templates here on the DISboards. I can email/pm you a copy if you'd like to see it. I also talked with my renters on the phone and answered their questions and once they were just waiting on their travel time to arrive, I kept in loose contact with them. I also made it a point to follow through on anything I told them. I wound up renting to two different families, both of which have asked to be notified if I choose to rent again.

It is simple, just treat your renters the way you'd want someone to treat you.

Members may only transfer current points - points that have been banked or borrowed cannot be transferred.

Members can transfer points from the current and the next Use Year. Right now you could still transfer points from your 2010 Use Year into another member's 2010 use Year and also transfer points from your 2011 Use Year into another member's 2011 Use Year. You could not transfer points from your 2009 or 2012 Use Years.

Sorry for the confusion. You can transfer your points from the current UY and the next UY at the same time but it would count as the transfer for each of those UY's.

For example, I could call today and transfer my 2010 UY points, since I am in my June 2010 UY, and that would count as my 2010 UY transfer. I could then transfer to someone my June 2011 UY points, and that could count as my 2011 UY transfer. Once I enter my 2011 UY, I can then transfer 2011 and 2012 UY points to someone.

Both those points retain their own UY limitations so the 2011 UY points would not be valid for stays before June 2011 and the June 2010 UY points would expire May 31st, 2011, unless they were banked by the person receiving the points.

Vacation Point Rental Contract

DVC Members, XXXXXX, as members in good standing with DVC agree to rent points to the Renter(s), XXXXX for Reservation # ########. Reservation details and dates are listed below.

The Members agree to maintain their membership in good standing. The Members agree that the reservation has been made in the Renter(s)’ name and address. The Members agree to forward the written copy of the reservation from DVC to the Renter(s) upon the deposit being received and the monies verified. The Members agree to make all necessary and reasonable requests to Member Services for the benefit of the Renter(s). However, the Members cannot guarantee that all requests will be granted.

The Renter(s) agrees to pay the sum of $10.00 per point for use with this reservation in payment for the resort accommodations only. The Renter(s) agrees to return the signed contract within 10 business days. The Renter(s) agrees to pay fifty percent (50%) when returning the signed contract. The remaining balance shall be due 90 days prior to reservation check-in date. The Renter(s) agrees that the rent shall be non-refundable after 10 business days from reservation scheduling. The Renter(s) agrees that certain arrangements must be made by the Renter(s) at the time of check-in. The Renter(s), their traveling companions and their guests agree to follow all DVC policies and regulations.

If you rent out a reservation, you are required to use a contract (there should be some on the Rent/Trade Board in the sticky threads) and you are required to notify Member Services that you are renting the reservation.

If they tell you that you are not allowed to rent a reservation, that is incorrect. You are entitled to rent once in a while. You are not allowed to engage in what they deem commercial renting. In the past, DVC acknowledged that twenty reservations per UY were the point that they considered it commercial.

Transfers can be safer as the points belong to the other member once they leave your contract. You are not responsible for any damage that occurs or charges left behind on a reservation made with transferred points. But you are responsible for damages and any charges left unpaid when the renter leaves.

Wow ... I did not know that. I guess I have been lucky and have rented to decent people. I also try to establish a "clientele" of renters which reduces the risk. Your safest bet is to transfer points as opposed to renting them.

We've rented about 4 times in the past by posting on the DVC rent/trade board, and have had no problems. It was a great way to pay off the maintenance fees and part of the buy-in cost. For BCV, we were able to get 12/point several years ago; I would imagine you could get that for BLT too due to its location.

With a little prior planning, a few hours of free time and a little work on your part, you should be able to get at least $12/point for all your points within a couple of days time.

I've been the renter and the rentee on several occasions and have gotten pretty good at it IMHO. Here are some tips that I've discovered along the way:

Prior Planning. This is key to maximizing the value of your points, especially with a BLT contract. If you know 11 months out from the Christmas holidays or Spring Break that you aren't going to use your points, these are great times to post and make sure to state in your thread that these are BLT points. If they want a MK view room on New Years Eve, then they are most likely going to need BLT points with home resort advantage.

As stated earlier about use year, the other important aspect about prior planning is to not let your points get close to expiring before you decide to rent. Most of the $7-$9 points on the R/T board are people trying to unload points that are about to expire. Heck, I bought points for $3 a point last year because he was about to lose them in two weeks and just wanted something.

A Few Hours Free Time Try to post your thread when you have a day or two off and have nothing better to do then sit at your computer and call Member Services. People who are looking to rent points rarely wait for you to respond before asking someone else if they have points too. The most frustrating part of renting is calling MS to check availability, writing the guy back and then him/her tells you "thanks, but no thanks, someone else has already booked their trip."

The quicker you can respond to their reply, the less likely anyone else is checking availability for them as well. If you wait more then a couple hours to reply, most likely your contact has already moved on.

A Little Work on You Part. Make your initial thread look good. Sell it. In my experience the vast majority of people who are looking to rent have no clue how DVC works and are quite intimidated by the R/T Board. The more open you seem and willing to help them through the process the better. I can't tell you how many times I've seen on the R/T board somebody's thread just states something like: I have BLT points for rent. $12pp. April UY.

First off, if they're not even sure how DVC works, they're sure not going to know our acronyms. Spell it out for them. Tell them you can get a MK view BLT room on Xmas Eve while most others can't. Tell them you're more then happy to answer questions. Check my history and look at my thread I made last time I rented points for a good BLT example.

Anyhow, I hope this helps. To answer your question, it's quite easy to rent points if you can put a little time and effort into it. In the good old days when they allowed "Points Wanted" threads it was easy to see how much demand their really was for our points. IMHO, it's still definitely a seller's market.
