A question on comparing annual fees

Several posters have reported that the 2003 annual fees for BWV are $4.10 per point. While that is certainly true, BWV owners are actually paying $4.00 per point this year. That is because taxes were overestimated last year and we got a credit towards this year's dues of $0.10 per point.

My question relates to the other DVC resorts. Did owners of the other DVC resorts also get a "tax credit"? I'm assuming that they did, but am wondering what they are actually paying.

For example, OKW dues are reported to be $3.49 per point. Did owners actually pay $3.39 this year or is the $3.49 after the credit was already subtracted?

I just want to make sure that the list of dues for each resort is comparing apples to apples and I'm not really sure if they are.

Good question. I am pretty certain that my VWL dues were adjusted down, but I can not remember about VB. If nobody here is certain I will drag out my old tax stuff and find out definitively...:cool:
 
Just a question I thought about. The Disney area is so big, could some of the property be in other counties and that is why there is a difference in maintance fees? Could it be the tax levy is different?

As far as I know, all of the WDW DVC resorts are in the same county - so the tax rates should all be the same. However, I'm sure the resorts themselves are valued at different amounts.

My understanding is that the maintenance fees are basically the operating costs of the resort (and thus include taxes) divided by the number of points. The resorts do not all cost the same to run and IMHO, that is the main reason for the difference in dues. The taxes are only a relatively small percentage of the total operating costs.
 

Okay, I dragged out my 2002 tax stuff. I've got my Annual dues statement in front of me, and it shows "property tax - actual". I don't know what the estimate was, but the totals do show an overpayment. I can not decipher the overpayment as this statement lumps four of my contracts together.
Where can I find the estimated 2002 taxes?

On an interesting note- One of my Vero contracts has a different tax rate than than the other two??? :confused:
 
WOW! As I continue reading the statement, VWL taxes are estimated at .7760 for 2003. That is a huge jump, as the actual for 2002 was .3659.
Does this sound right? :confused:

To my knowledge, the property taxes have always been overestimated and a credit has reduced the taxes owed each year.

I think the OKW taxes for 2003 were reduced to $3.39 by the credit from 2002. Similar credits were experienced at each resort.
 
I bought BWV in 1999, here's what I have:

1999 - estimated .8058, actual .3272 (wow!)
2000 - .7340/.6954
2001 - .7166/.6924
2002 - .7603/.6588
2003 - .7760

Wonder why 1999 actual was so low?
 
My 03 BCV statement shows .7676 estimated for Property Tax
