A newbie with questions.

First post on the DVC boards, and brand new to this whole time share deal. I'm seriously thinking about buying so I'm doing research.
Here are a couple of questions.
1. I'm thinking of buying resale points, other than the closing cost, the points themselves, and annual fees are there any other hidden fees? When I book at my home resort or any other on Dinsney Property is there any kind of fee?

2. If I don't have enough points for the type of room I want can I combine points and cash, or is it all points or all cash?

3. If I do have to rent more points would that be considered 2 reservations, or would the DVC combine it for just one.

I hope this all makes sense, like I said I'm new to all of this and I'm trying to get as much info as possible. I've looked at the DVC resale website from the top of this page and I've been lurking around here for a couple of weeks now, so hopefully I don't sound too dumb. Thanks for any info you can give me.

Also is there just 1 question you wish you would have asked or 1 piece of info you wish you knew before you bought in?

1. There are charges ($95) for booking outside the DVC resorts.

2. Each night must be all points or all cash.

3. If you rent points, that is a separate reservation that remains under the control of the owner who you rented from. MS can sometimes link that with your reservation, *I think*. If you have points transferred to you by a member (one transfer allowed per year), then they become yours -- although they retain their home resort and use year (confusing I know) -- and you could make 1 reservation using those and your own points.
 
I forgot to answer your one question - I would have purchased resale instead of direct with Disney, I think. I am very happy with my purchase, but I didn't know I could have purchased less expensively through resale.
 

I was wondering why more people don't buy resale instead of through Disney, or why more people don't rent points. It's so much cheaper. Thanks for the response.
 
hey just bought dvc at AKV direct from disney. We looked at resale but wanted to take a vacation in october, so the disney deal was just more convenient, as you close right away as opposed to the resale. Also their current deal is that you get 2009 points and 2010 points, and obviously some %age off. But we were seriously considering resale. Just didnt want to get stuck not being able to go on the vacation or having to pay out of pocket. Also disney's interest rate was lower than the ones the resales were offering (we didnt finance much but all told over the life of the loan we are spending a few hundred dollars more going with disney). But def figure out total costs and all.
 
:) We bought for the reasons CrewMatt did from Disney. We bought AKV last June and received 2008 points as well as 2009 points. The interest rates for a loan of this nature were not available or very close to Disney rates. We had already booked an Oct/Nov trip and the Guide got us 2 studios with SV at AKV for our sceduled vacation. That trip alone had we paid cash (which of course we wouldn't do) would have been $7000.

We did both. Both a small resale contract at VWL to start and then once members, added on at BLT, the resort we really wanted.

Because we were already members, we were able to add on less than the required minimum of 160, and we got better incentives for a lower point level.

Of course, once I did all this, I realized I just wanted BLT, so I sold VWL only two months later, and re-bought those points at BLT.
