A few Questions about buying DVC Direct

I want a small resale contract. While I admit I would prefer to buy SSR or BCV. I always check AKV and BLT, too.

There is another thread about 50 pt direct DVC purchases with no closing costs and no incentives. I always thought incentives meant the more you buy the lower your per point cost.

Now with a resale contract you can have banked points, current points (which may or may not be bankable) and borrowed points.

My questions are what points are part of a direct DVC purchase and specifically about timing the purchase with your use year.

If I called DVC and inquired about buying a 50 point AKV contract @ $120/pt with a Sept UY. What should I expect to get for points? I get the 2010 current year points in September 2010. What about the 2009 points? Are the 2009 points, if any bankable or do they need to be used before August 31, 2010?

It might just be worth $6,000 to stop chasing small resale contracts and purchase one of the newer DVCs.

Another question what part if any of the $6,000 can be paid for using my Disney VISA card ideally with no interest financing?

I don't know what that thread says that you referenced, but "no incentives" to me means no discount on the price per point, and you will only get the current use year points, none from the previous year.

For a September UY, I assume if you bought now you would get the 2009 points that are existing right now, and more points on September 1. You have passed the window for banking the 2009 points, but DVC will probably let you do it anyway on a new purchase.

I think you can put $5000 (normally the downpayment amount on a 160 point purchase) on your Disney Visa and get the 6 months no interest, but a few people said their guide split it up so they could put more on their card with the no interest promotion.
 
Like Vicki said, I believe that you would get 2009 and 2010 points if you bought into a September use year. However, a call into a Guide might be the most beneficial. As to the Disney Visa, I believe that even though there is a stated maximum, DVC is very willing to do whatever they can to fix the numbers so that you can put as much as you want onto your Disney Visa. I'll say it again and again, buy where you love to stay and find out where that is before you buy. Saving a few thousand dollars for a 35 year or more contract doesn't make sense if you don't love your home resort.

There is no guarantee that you will be able to book at your favorite resort at 7 months.

If you buy now with Disney with a Sept UY, you should be given 2009 points with your purchase since those would be considered "current UY" points right now.

From everything that I have read, the 50 point contracts are at full price, with no reduction at all.

You mentioned that you wanted SSR. You can purchase 50 SSR points directly from Disney right now. I believe that the price is $95/point with no closing costs. If you buy a Sept UY then you'd get 2009 points and then on Sept 1st get your 2010 points. They will allow you to bank those 09 points even though you're beyond your banking window.

I just purchased AKL points on July 3rd but we were also looking at SSR points becasue we stayed there last year and my DH loved the resort. Ultimately we decided AKL would be better for us though because our girls love animals and AK is their favorite park. We also wanted the ability to book at 11 months and try for Club level or Value rooms. We figured we could usually get SSR. We're starting small because these points will get us through our vacation schedule for the next several years. Eventually we want to add on at either BCV or BLT to add another home resort advantage.

I agree 110%. Take it from someone who made that mistake :thumbsup2 I bought SSR in 05 under the friends and family promo. Since then I have added on 3 times at BCV :) which is where I should of bought the 1st time.
